Start your search for a good builder Get a referral from family or friends who may have recently had some work done. Ask the builder how long they have been trading and what experience they have. These are questions your builder should be comfortable in answering #Builders

Ask 4 builders to quote on your job. The cheapest shouldn't be an indication that it's the best quote. Go through & if some seem a lot cheaper than others ask how they will achieve it for the price. Nobody want to find the costs being built up by extras as the job progresses.

We often get asked for a rough estimate before the customer has any plans. We only ever price when the customer has building regs plans, this way we only have to price the job once and all the builders are pricing off the same thing then. #Stockport #builders

We regularly get asked to pricework without any plans. We generally won't price until we have building regs. drawings and the structural engineers details. We can however recommend a number of reputable Architects who can help you out :) #architects #builders

As a professional #Builder we would always say make sure the contractor you pick has all risks insurance. Yes it's above and beyond the public liability UK builders are required to have but its your house and if the worst happens you're covered. #beltandbraces

If you're having work done then get references – Check and visit them. Contact the people who provided the references and find out how happy they were with the workmanship and their conduct. Ask the awkward questions you might not feel comfortable asking in front of the builder
