Just visited a DDJAY project being developed in Gurgaon by a "new" developer.
Fantastic execution.
The promoter's brother is "six sigma-ing" the hell out of the project. Met him, very rustic, zameen-se-juda.
Surprisingly the promoter had changed the construction partner twice and finally got an old super experienced hand from Indias biggest dev to manage the execution on a damn high salary.
The promoter lives in the 2nd most expensive apartment of Gurgaon and once in the morning I saw him send off his son in the bus for an early sports lesson at the school, which was one signal I had made a note of.
I never invested, but had recommended the project to several friends in pre-launch and they got multibagger returns. But I also pushed them to exit. Probably a mistake(?)
But - I never expected the project to see timely completion, never liked the "corp gov", issues with liquidity, and accepting 'you know what.'

@Rajivgarden @gauravv__sobti A few days ago, a big developer (bhadwa) launched a project. Brokers had been dancing around it for almost two years. He wrapped everything up in just four minutes. He didn’t even disclose how many units were actually sold—he simply slapped on a “SOLD OUT” board. Silly brokers!
