EastGroup is pleased to announce the acquisition of Legend Point Logistics Crossing II & III in Jacksonville, Florida. The two Class A industrial buildings total 176,547 square feet and were acquired in February. Built in 2023, the properties are 100% leased to five tenants and feature 28’ clear heights and rear-load configuration. Located in Jacksonville’s Southside industrial submarket, the buildings offer easy access to the I-95 corridor and benefit from the high barriers to entry of St. John's County. This acquisition marks EastGroup’s first addition to the Jacksonville portfolio since 2016 and increases our market presence to 2,449,831 square feet. We’re proud to strengthen our position in one of Jacksonville’s leading industrial submarkets!

EastGroup's Orlando team recently came together for a day of service, supporting two incredible community organizations. The team first volunteered at Second Harvest Food Bank of Central Florida, packing produce boxes for seniors and preparing meals for local schools—producing around 7,000 meals! The team also volunteered with Nathaniel’s Hope Toy Shop, helping spread holiday joy to children with special needs and their families. This year, our support helped serve more than 2,000 families. Thank you, Team Orlando, for showing what it means to lead with heart and make a meaningful impact in your community. 💙

Meet JB Woodman, Asset Manager in EastGroup’s Orlando office. Since joining the team in February 2024, JB has been instrumental in supporting asset management, leasing and investment activity across all our Florida markets. Moving forward, JB will oversee our operations and growth in the Jacksonville and Orlando markets. Before EastGroup, JB worked in acquisitions for an Orlando-based financial group, sourcing real estate investments for a private equity fund. A Florida native, he earned his bachelor’s degree from the University of Mississippi, where he also played baseball, before being drafted by the Toronto Blue Jays and playing professionally for two years. He later earned a master’s degree in real estate from the University of Florida. EastGroup is grateful to have JB on the team and looking forward to see his growth!

In November, the EastGroup team participated in Laps for Little Ones, a 5K and Fun Run supporting the Little Light House of Central Mississippi — a tuition-free Christian Development Center for children with special needs. Since 2006, Little Light House has grown from serving 5 students to 40, providing life-changing tools that help children communicate, walk, and learn. Our EastGroup team competed in memory of Madden Burke, the son of our Corporate team member, Taylor Burke. We’re proud to support this incredible organization in honor and memory of Mighty Madden's amazing life, and celebrate every milestone achieved by these amazing Little Light House students!

In November, EastGroup Properties partnered with Jackson State University business students for our third annual Lunch & Learn. This year's theme was “Building Your Foundation for a Successful Future.” Team members from across EGP shared career insights, personal stories, and professional advice with JSU students — encouraging the next generation to stay curious, lead with integrity, and keep learning. We’re excited to announce the recent acquisition of McKinney Airport Trade Center (MATC)—three Class A, multi-tenant business distribution buildings totaling 319,880 SF. The property is 100% leased and strategically located near McKinney National Airport. EastGroup is thankful to the team at JLL Capital Markets for helping us close this deal. This marks our fifth investment in the Northeast Dallas submarket, expanding our operating portfolio for the entire Dallas / Fort Worth area to 7.89 million SF of high-quality, modern buildings.
