After analyzing over 10,000 condo corporations across BC, Alberta, and Ontario, one theme is impossible to ignore: Canada's condo market is splitting into two very different realities.
Here's what our data shows:
📊 Ontario condo budgets are nearly 40% higher than BC and Alberta; not because of inflation, but because of preparation. Ontario owners contribute 2–3x more to reserve funds annually, resulting in an average reserve balance of ~$10,000/unit vs. ~$4,000 in BC.
⚠️ Over 100,000 BC owners may face a special levy averaging $8,000+ per unit in 2026 alone. That's the bill coming due for years of low strata fees and deferred savings.
🔒 More than ¾ of BC strata corporations are poorly funded, and over half sit in "critical" territory, with less than 50% of future capital needs funded.
🛡️ BC insurance premiums average ~$1,250/unit vs. ~$425 in Ontario. Earthquake risk is part of the story, but not all of it.
🤠 Alberta is walking the line, with more funds in their reserves, but modest maintenance, and relatively low special assessments.
📋 And here's the twist: Despite having the strongest reserve funding of the three provinces, Ontario has the weakest condo disclosure requirements: no mandatory meeting minutes, no full reserve fund studies in Status Certificates. BC buyers get more disclosure, even if their buildings are in worse financial shape.
