.@CityPortland’s 2024 Housing Report confirms what many feared: raising IZ from 10% to 25% in 2021 didn’t spark affordability — it torched production. From 900+ units in 2021 to barely a trickle since. Inclusionary zoning with exclusionary results.

@esotouric @KortsaOrlong @Mishka__1 If making more "vacant" units available would "move the needle," that gives the game away on your objection to new development, which makes more vacant units for rent. You're obviously just opposed to any change that would impact your tours and personal nostalgia. So lame.

Fifteen years ago as a part of our climate risk assessment for the US, we saw models that showed Florida collapsing. Gradually, then suddenly. Its home insurance market is a shambles -- $15,000 annual premiums -- and unsustainable sprawl causing massive property tax increases.

I don't think people understand what's happening in housing market right now. Florida now has 177,00 listings. Highest level on record. Entire Northeast U.S. has 79,000 listings. Lowest level on record. People are leaving Florida. And moving back north. A structural trend that will likely last years, and cause Florida's housing market to decline for an extended period.

The one thing you need to know about NIMBYism, whether it's left or right, is that nobody complains about the house *they live in.* Which was built. Probably by a developer. In a location that did not used to have housing.

The price of housing is set by supply + demand. If your city added 50k net new jobs last year but only built 10k new homes, rent is going up bc supply<demand. However, it will go up LESS than if those new homes hadn’t been built. Many people struggle with this counterfactual!

@Michael44856350 @mateosfo Food advocates should note that in a lot of supermarkets, new boxes of cereal sometimes sit on the shelf, unconsumed, for up to a month before someone buys them. For this reason, nobody should advocate for the production of more cereal, or food generally.

@mateosfo No problem with Abundance, YIMBYS should note that in a lot of markets new homes/Apts don't lower costs, they're still high priced and just sit empty until they find individuals to fill them.
