@RealEstateMaxi This depends on the jurisdiction. In PA, for example, transfers from an individual to a single-member LLC is NOT exempt from transfer tax, which is 2% of FMV. On a 500k property, this approach would cost an extra 10k in taxes that could have been avoided if LLC was set up first

Creating an LLC is not the first step to real estate investing. You can always create an LLC after closing on a property in your name and move the title over to a business name. Called a quit claim deed. Costs $150. Normal.

@TyMOwens @wealthandlaw @MichaelHBaker @TyMOwens Just curious why the bene couldn't wait until turning 18 to take distribution? In some cases, I would think it takes longer - especially when court intervention is required - to establish guardianship versus waiting until the child turns 18.

@wealthandlaw @MichaelHBaker This. Had this happen and the bene was months from 18. GA requires a bond and the paperwork was a nightmare. Involved multiple annuities too 😵‍💫
