Migration into Sun Belt states fell to close to its lowest level on record in 2025. In % terms (0.27%), it was the lowest rate for domestic migration since the post-GFC period. This means fewer Americans are moving South, and some who already live there might be leaving. The migration rate in 2025 was about 60% lower than the all-time high experienced in the post-pandemic peak in 2022. Note that there's a consistent cycle to these booms and busts in Sun Belt migration. Usually correlated with periods of U.S. economic expansion and contraction 2025 was the 2nd year of this downturn, suggesting the Sun Belt will have another 2-3 years of lackluster migration before the next boom cycle begins.
