I have asked for these numbers and have gotten nothing in response. How many affordable or geared to income units have your members created in the last 3 years?

Expert professional planners have studied this closely. Their recommendation is sound: we need to build up but also make new areas available for different types of housing. Otherwise we will never meet demand and affordability issues will remain.

Did you know that City Planning has already analyzed vacant land? hamilton.ca/sites/default/… ...And they still recommend the balanced approach, Ambitious Density. So yes, let's intensify downtown spaces, but also add capacity outside the boundary. 236K is a lot of new people.

This is the biggest difference between the Canadian and US housing market in my eyes. In the US, income and house prices have moved more or less in line. In Canada... oof, the chart is painful. (Another great chart set from Doyle at Macquarie)
