Florida: Gables Estates (Coral Gables) - $21,426,453 OBSERVATIONS: 1. EXTREME RANGE The gap between the highest and lowest state leaders is staggering - from East Brooke in Mississippi ($317,719) to Gables Estates in Florida ($21,426,453), representing a difference of over $21 million. This shows the dramatic variation in "luxury" definitions across states. 2. GEOGRAPHICAL CLUSTERING The highest-valued neighborhoods cluster in three main regions: * East Coast (Florida, New York, Connecticut) * West Coast (California, Washington) * Mountain West (Utah, Arizona) while the lowest values tend to be in the Deep South and Great Plains states. 3. NEIGHBORHOOD TYPES Three distinct categories emerge among the top neighborhoods: * Coastal/Waterfront (Gables Estates, East Hampton) * Historic Urban (Beverly Hills Gateway) * Mountain/Resort (Upper Deer Valley) 4. THE MILLION-DOLLAR LINE 29 states have neighborhoods valued over $1 million, while 21 states fall below this threshold. This creates a clear demarcation between two tiers of luxury real estate markets nationally. 5. METROPOLITAN INFLUENCE Most top-valued neighborhoods are in major metro areas, but there are notable exceptions. Places like Upper Deer Valley (Utah) and Manchester Center (Vermont) show that resort/lifestyle destinations can command premium values even away from major cities. 6. CALIFORNIA-FLORIDA DOMINANCE Just two states, California and Florida, account for many of the highest values, with their top neighborhoods being worth more than entire groups of other states' leaders combined. 7. HISTORIC VS NEW WEALTH There's an interesting mix between old-money neighborhoods (like Belle Meade in Nashville) and newer luxury developments (like Arts District in Dallas), showing how wealth distribution patterns are changing across the country.
