It’s official. I’d like to formally introduce my new mare, Birdie, to horse Twitter. 4 year old Appendix registered as Ruby Irons. She is so much more than I ever hoped to find and I’m so excited for all of the fun we’re going to have together 🥰

@beezersandottbs @IA_rider No bc I closed on a $350k house about 2 yrs ago and our closing costs + 3.5% down was around $18k (we got some seller assistance but not a ton)

Chat is it normal for closing costs to be $20k on a $350k house bc that seems insane to me

@beezersandottbs Whaaaa 😳that is insane to me! I do live in Iowa so that could explain the difference but even with a garbage lender, I never heard of closing costs over 8k. Perhaps reach out to some more local banks/credit unions as well. Again, maybe it’s normal in your area but whew!

@beezersandottbs I’m confused why your lender said you need sellers assistance if you have the appropriate amount in cash?? Assuming the 12k down payment is part of the total 20k closing costs.

@IA_rider Our down payment would be 3.5% on a 350k house, so like $12k. We have almost $20k set aside for down payment/closing costs and our lender just told us we would also need to ask for $15k sellers assistance and we are shocked

This is for the youths: one of the girls I nannied in college is graduating HS this spring (🥹) and I want to get her something genuinely nice/helpful. Ideas? One of my fav gifts when I graduated was a laundry basket with soap, laundry delicates bags, and other essentials but -

Sometimes I miss having a horse-community at at a boarding barn but then I remember how an old BO got mad at me when I found a horse colicking in their stall and my 1st call was to the horse owner and not the barn owner 😌 I miss hot water and an indoor but I do not miss that bs

The mud has us mostly road bound but thankful for warm enough temps to start getting the Bird back into shape. First schooling show is in May!

Last night I traded feeding someone’s calf and a couple tablespoons of whipped tallow for packs of strawberries. I also win people’s favor by giving them spare eggs from my chickens. This makes me feel like a pioneer with all the comforts of modern technology 😌

It’s been below 0 for a week here so my trainer held our “lesson” in an anatomy lab at the college she is a professor at. We talked about biomechanics which was cool BUT we were also allowed to view the college’s cadavers and basically got a human body tour. So flipping cool😮

Hi I’m still alive!! I snagged a second hand Kerrits show coat for $20 and it’s in great condition EXCEPT it smells like cigarettes 😫 I tried a normal wash and then a second wash with a bunch of oxi clean and I swear it’s worse. Any advice??

@meadowswish I see that the empower boost has rice bran - depending on what it is about that feed he doesn’t like, my picky senior gelding’s weight has made a massive improvement on Buckeyes stabilized rice bran. Super palatable and low feed rate!

@bitchymares I use large plastic stock tanks and have them rigged with clips that I snap to the hay nets. Allows for a relaxed posture but you still get the benefits of slow feeding and little to no waste. What I have fits a full 50lb small square.

Okay yall — anyone know of any slow hay feeders that go on the ground but won’t cost me $400?? I don’t love hay nets bc of them eating with their neck up but I rly need smthng to slow Rina down bc she burns thru hay so fast & is currently really overweight
