I trimmed my position (reduced allocation) in a couple of Jewellery stocks after the duty hike was announced in the morning.
I have used that cash and increased allocation in four other names that are doing well and have immense sectoral tailwinds.
What I am trying to say is that you don't have to defend any stock or sector. You can always trim your position when you see a sector facing certain headwinds.
I still have a large exposure in the Jewellery space but it now makes me comfortable with a reduced allocation to it.
Always be flexible and be ready to change with the changing world. Never fixate on anything in this chaotic world.

Builder stopped paying in 2-3 years

A friend of mine was offered this by a builder in Gujarat… and honestly, it sounds both smart AND risky at the same time. 👀
Builder said:
“Start the home loan NOW. We’ll pay 100% of the interest till possession — even if the project gets delayed.”
And they’re ready to give it IN WRITING.
Here’s the situation:
• Reputed builder
• Token already paid
• Loan eligibility done
Original plan was:
➡️ 10% down payment
➡️ Pay during construction
➡️ Loan later
But now the builder wants:
➡️ Loan to start immediately
➡️ Builder pays full pre-EMI interest till flat becomes fully livable (water, electricity, lift, drainage etc.)
➡️ Even delay-related interest to be covered by builder
➡️ All clauses legally documented
On paper, it sounds attractive because:
✅ Early years of a loan are mostly interest
✅ Buyer saves money during the riskiest construction phase
✅ No EMI burden till possession
But the big questions are:
⚠️ If the builder delays the project for years, what happens?
⚠️ If the builder stops paying, bank will still hold the buyer liable, right?
⚠️ How enforceable are these “builder pays interest” clauses in reality?
⚠️ Is this actually a smart financial structure… or just a clever way for builders to improve cash flow?
Would you take this deal if everything was legally documented?
