@FranchiseMnA @ShowMeYourCIM You guys are definitely the exceptions. I have dealt with more brokers that had more in common with a lightbulb than the human race than I care to think about. One in particular I would have paid to just go sit in a corner while I got the deal done.

You know you’re doing well when you impress all the people you hire. CPA looked at my numbers and said “you’re netting that much with no W-2 employees?” Yes brother. I am. I’m a certified bag chaser. Got a $50,000 line of credit few months ago, just because. When I gave my banker my numbers she paused mid-sentence. Then said “oh wow, you’ve been busy.” Gave an update to my real estate mentor few weeks ago and he goes “Wow. It’s time we really sit down. I’ll bring [partner of the top tax firm in the state] to the dinner.” My lawyers. My real estate mentor. My cost seg guy. My realtor. My CPA. His staff accountant. My landscaper. Every professional I sit across from does the same thing. I started my business in 2022 with $26K in revenue. Last year, did just over $700K. This year, on pace for $1M+. In 2020 I took 4 single family homes my parents owned that were grossing $7k a month in rent. Turned it into 7 homes, 4 duplexes, 2 storage facilities, 2 industrial buildings grossing $70k+ in rent today. As flattering it is to hear the “good job” comments, what I really need is for these people to stop being impressed and start doing their jobs. Lol. Less wows. More write-offs!

claude code just made every automation agency look like a joke. i described an outreach system in plain english. it planned the architecture, asked me clarifying questions, then built the entire thing autonomously. 14 minutes. zero code. self-healing workflows. here's what happened: i said "build me an outreach system that scrapes leads from apollo, researches them, sends personalized emails from my gmail, and hits them on linkedin" claude code: → read my .md file (the secret sauce) → asked what type of clients i'm targeting → asked how i want linkedin handled → designed the full system architecture → built n8n workflows for the linear tasks → created agentic flows for the complex stuff → connected everything to airtable crm i clicked "yes, allow" a few times. that's it. that's the whole process. the .md file is what makes this work. it tells claude how to think about automations - when to use linear workflows vs agentic flows, how to structure them, how to make them self-healing. without it, claude guesses. with it, claude builds like a $15K consultant. comment "CLAUDE" and i'll send you the .md file that makes this possible. full video breakdown in the comments.

$1.2M industrial real estate deal update. Seller is offering $20k off the purchase price if I want to go through the permitting process again. I figure, with the old plans, engineering, site surveys, and approvals all readily available for me. This process will proponablt cost me less than $10k. Time wise? I’ll have my Filipino PM run the whole process and will give him a nice bonus if he can get it done. Pros: - delays closing, more cash on hand for me (rates and can shop around for lending) - signed contract with this contingency locks me into the deal (seller can’t shop around) - going through re-approval means I can design the new plans EXACTLY how I want them - get to learn more about development as this would be my third development project Cons: - little more work (don’t care) Overall, I’d say we’re heading in the right direction.

$1.2M real estate deal just hit a wall. I’m not worried. Due diligence is where deals thrive or die. As expected, we have some hiccups. Turns out all of the permits the seller had are expired. Luckily, the seller is in no rush. Instead of renegotiating, I’ll have my PM resubmit all the paperwork on his behalf and simply wait it out until we get approvals and green lights. Best case scenario to be honest. The way things are looking in the markets, I don’t mind having extra cash sitting around for a few more months. Plus I can resubmit the designs and specs exactly how I want them. If they get rejected, I walk away. If they get accepted, I close the deal. Little more legwork than normal, but to be expected on a deal like this. Real estate is a people business more than almost any other business. People sell to people they like. Period. You come across as a no bullshit kind of guy, you don’t pressure anyone, you let the deal breathe. That goes a long way. On top of that the rural millionaires are the best guys to work with. Their handshake is worth more than any contract you’ll ever draft. No ego. No games. Just straight business. My favorite type of person to do a deal with. Overall we are moving in the right direction. I’d rather wait six months with cash in my pocket than rush into a deal with loose ends. That’s all for now. Back to the bag… 💰🏃🏻‍♂️💨🏁
