In January, there's a guy who purchased re-bars at a hardware in Kitengela, Kajiado. He paid in full amount (800k) but didn't collect the goods instead he asked the hardware owner to keep them for him but got a receipt. Ofcourse the prices of rebars have gone up since then.
This morning he asked the hardware owner to prepare the rebars for him to collect. The hardware owner says, yes the rebars are available but the prices I got this stock for were higher so you have to top up 400k to make 1.2m.
My friend is demanding his rebars, at the amount he purchased them in January. The hardware owner on the other hand says you either top up 400k or I refund your 800k.
Who's right, who's wrong?. Discuss.

Dear Home Owner,
I want you to pause a little before you build.
The pause can be 1 hour before ground breaking or one week before you sign that contract.
Take a moment.
What if there is a chance you can build a more beautiful, functional and timeless house…
On the same budget?

The Eastleigh (Nairobi) real estate market makes no sense.
There are so many residential towers under construction, but a lot of them stopped midway cause the developers (mostly Somalis) ran out of money. I can safely estimate 1 in 5 is abandoned half way with low chance of completion.
Why? Because buyers suddenly vanished which caused a huge cash crunch. The local market can’t afford these insane prices. We’re talking $70,000 to $90,000 for 3-4 bedroom apartments in Eastleigh where the rent is less than $500 a month.
My personal assessment is that developers got greedy and went full Ponzi scheme. Using new investor money to complete previous projects. It’s all paper profits and moonshots until new money stops coming in. Which it has.
And it looks like everyone and their mama became a real estate developer. So many badly built towers, poorly planned estates, shady business practices, and bubble talking points.
They build these towers edge to edge on every plot, attaching independent towers to each other. Imagine paying $80,000 for a unit with a side balcony but the neighboring tower goes up and blocks it all. You can get sunlight and air only from the side facing the road. Horrible planning.
Let’s play a game: guess where each building starts and ends.

Hello Cyprian,. Just wanted to highlight some serious insecurity that is going on in Tuala, Rongai.
Thieves are breaking into houses at night, attacking people and getting away with electronics.
The Kajiado Government has failed to fix the roads in the area as well as do anything about the insecurity. The Oloosirkon police post doesn't even have a vehicle. The community donated a motorbike to them but now they are claiming it is broken down/or doesn't have fuel.
Tuala is only a few km from the CBD and the lack of accountability from the Kajiado government is wanting. The area has been neglected.
