Lessons I learned early on: 1. If you aren't managing it yourself, you need to really stay on top of the property management company until you can trust them. I have a great one in Lubbock, TX now. Went through several and had many issues until finally got the right one. 2. Don't trust the calculations of cash flow, fees, projections etc. Always assume higher fees and lower future rent and appreciation increases. 3. Use Cost Seg reports.

Update on my real estate journey 👇
I’ve put 2 offers on single family properties and both didn’t get accepted.
But…
I found a multi family property that I love. It’s bigger than I wanted to start with, but screw it.
It’s listed at 1.2 million, I’m doing a little more research then plan on offering 1 million.
My path right now is make money trading and throw it all into real estate.
Just how I documented my trading journey I will be documenting my real estate journey.

Once you get into a routine and start seeing physical results and feeling better, you become addicted. The feeling the gym gives you, the pump, the mental clarity it provides and then the physical changes of progress and becoming ripped are incredible. You just have to force yourself until you start seeing and feeling it.

Friend of mine started “Reta” and it’s honestly wild.
He says he barely eats ~1000 calories a day because he’s just not hungry. Still lifts 5x a week.
In ~2 months:
21% → 10% body fat
Down 30 total lbs
Lost only ~1 lb of muscle on the InBody scan.
This isn’t an ad I am genuinely curious.
He’s basically the same guy… just way leaner and way more confident.
But what are the long-term side effects of nuking your appetite like this? Anyone seen issues?

@MurrayHillGuy1 Where the fuck do I get this? I’m on tirzepatide and I eat around 1000 cals a day but I’m still always hungry and don’t hav the energy to workout that often. Either his appetite goes back to normal when he’s off it or he sticks to the same eating habits and keeps the weight off
