An NBA trade deadline week stunner. Clearly, the Wizards have completed their deconstruction phase and are now moving toward Young and Davis leading a rising young core. Washington has turned its previous Bradley Beal and Kyle Kuzma trades into Young, Davis and five pick swaps.

I’m obsessed with CRE marketing materials and spent a ton of time designing our templates. I review every single package. I also think OM’s have almost no impact on the sale price, lease price or even the number of offers. The most effective marketing tools are accurate underwriting, pricing and exposure to the right people. You can do all that on a powerpoint with comic sans font (please don’t. Papyrus isn’t allowed either). So why do we spend so much time and money on good marketing materials and professional photos and drones? Because it’s a reflection of our team and how we want to be perceived. But I’m sincere when I say, it doesn’t matter for client results. Agents spend way too much time worrying about looks and not enough time on accuracy and how they will actually market and to whom. If you aren’t getting activity it’s not because you need a third aerial and a fresh marketing package. It’s either not priced right, doesn’t have accurate info, or isn’t in front of the right people.
