Please see temporary prohibition of driving notice which includes Priory Road to Waltham Road on the 13th April between 9:30am - 3:30pm. Really pleased to see essential works taken place here but we will still be urging the Council to do a full road resurfacing of the whole of Townsend Lane. It is in desperate need of doing and should have been done years ago. Sorry for any inconvenience this may cause, but seeing investment like this is good for the area. My thoughts go out to all those impacted by the events this morning in Preston Grove/Rocky Lane. I have read the Liverpool ECHO article and following this I have contacted Liverpool City Council’s Housing Team & Merseyside Police. I have been raising concerns about several HMO properties on this grove for the past year and a half. I even asked Merseyside Police to do a closure notice on one of the properties due to ongoing issues and neighbours reporting it to me. I have a meeting with Merseyside Police in the next couple of weeks about several issues to do with HMPPS and other style properties that are of concern. Maybe do some community engagement events in your 2nd most deprived ward and one of the worst life expectancies in the city that has seen little to no investment, planning/housing totally out of control and little support. Housing Options referring people into HMOs that have been refused by your own planning department. You should be wrapping your arms around Tuebrook Breckside Park Ward.

If you need any assistance or the kids need to get outside the house for a bit, a bouncy castle and a special visit from the Easter Bunny is also taking place. 10:30am - 2pm Jubilee Sports Bank Jubilee Drive, Kensington, L7 8SJ Out of our local neighbourhood fund, I have also supported part of the event with food vouchers for their community store for neighbours in my ward. £5 voucher at their community store will get you around £30 worth of shopping, so if you are needing support on this aspect they can also help today.

Yesterday our Anti Social Behaviour Team, alongside our neighbourhood manger, Merseyside Police & Riverside were out visiting neighbours in the Clifton Road/Alton Road Area. This action was taken to gather intelligence in the area and hopefully evidence for more strategic approaches moving forward. It was also used to provide information to neighbours on how to report issues. Thank you to all of those department in making this event happen, and more importantly for listening to our concerns.

Following concerns raised about a property on Clifton Road, I wanted to update neighbours on what action has now been taken. The Council has confirmed that the property is no longer being used by Housing Options, and residents are in the process of being moved out. Importantly, this case has exposed a serious gap in how properties were being checked. While the property met HMO standards, the planning permission for its actual use had not been properly verified. That should not have happened. As a result: • Two additional properties linked to the same well known provider have now also been identified as lacking the correct planning permissions • Residents are being moved out of those properties as well • The Council is now ending its arrangement with this provider • A full audit of all properties used by Housing Options has been ordered to ensure they are legally compliant This is a significant development, but I want to be clear, this is unlikely to be an isolated issue. It raises wider concerns about how properties have been sourced and approved across the system. I will be pushing for: • Full transparency on how many properties are affected • Stronger checks between Housing and Planning before any property is used • Accountability where procedures have clearly failed Tuebrook should not be a dumping ground for unsuitable or improperly authorised accommodation. Neighbours deserve better, and I will continue to pursue this further.

We are pleased to share recently another two HMOs within Tuebrook Larkhill and Stoneycroft were refused. Of course we will keep monitoring these sites and will keep an eye out for any appeals made to the planning inspectorate. We will also be working closely with planning enforcement to ensure these are complied with moving forward.

Planning Enforcement Investigations in Tuebrook I want to update neighbours regarding ongoing planning enforcement issues within the Tuebrook area. For past couple of months, we have conduct our own investigations into various properties & businesses in Tuebrook that may be operating without either proper planning permission, or have continued to use the properties even after refusal for such uses. We are now in a position in which we can confirm live investigations are taking place about potential planning control breaches at several properties throughout Tuebrook by Liverpool City Councils Planning Enforcement Team. In one serious case, we have found that Housing Options have actually referred people into a property, despite their own planning department refusing such use. The property in question has been operating as a HMO or flats for way over 10 years despite being refused permission for this on several occasions from different owners/operators. This is also a serious breach made by Housing Options contradicting Liverpool City Council’s planning decision. We have raised concerns around: • Whether the use of such properties is being appropriately assessed before occupation • The consistency between different council departments when decisions have already been made through planning • The need for stronger oversight and accountability where vulnerable individuals are being housed We have requested about Housing Options: • A full investigation into similar property uses across Tuebrook • Clarity on the checks and governance processes in place • Confirmation of what further action may be taken where breaches are identified The Council has also indicated that they are exploring options to support and rehouse current occupants where necessary. This is not about individuals, it is about ensuring systems are working properly. Neighbours deserve confidence that planning rules are followed and that decisions are applied consistently across all services. We will continue to monitor the situation and provide updates where appropriate. Certain companies and individuals are treating Tuebrook as a money making scheme, bringing with them individuals who are problematic, individuals on bail alongside other various issues even when planning have refused this. We will not tolerate this in our area, especially when we are receiving complaints from neighbours and how these properties are impacting their lives. We will be having a meeting with LCC CEO next month and also Merseyside Police and other third parities. We wish to thank neighbours for bringing several of these properties to our attention and how these properties are impacting their lives. We hope the above brings some reassurances.

Land, dereliction, and regeneration in Tuebrook – update for neighbours Yesterday evening, Cllr Steve Radford and I met with Cabinet Member Nick Small, alongside the Senior Regeneration Manager and our Neighbourhood Manager, to push forward a clear agenda: identifying land across Tuebrook that should either be developed or, at the very least, properly tidied and brought back into use. We made it very clear, our area cannot continue to carry large amounts of vacant, neglected, or underused land while neighbours deal with the consequences. The following sites were discussed in detail: • Radnor Place • Clifton Road vacant land site • Clarendon Road / Suburban Road empty land • Claude Road / Townsend Lane • Breckside Park • Land by the substation (Suburban Road) • Carlton site • Lister Drive site • Quarry Road site • Larkhill Shops – with potential for redevelopment into thriving local businesses (building on previous work by Cllr Billy Lake) • 429 West Derby Road – derelict shop The message from us was simple: These sites must not sit idle. They should either be: • Brought forward for development (housing, community use, or local business), or • Cleaned, secured, and maintained to a proper standard For too long, our area has been expected to tolerate neglect while investment happens elsewhere. That is not acceptable and it is not sustainable. This is now moving into the next stage where officers will need to: • Confirm ownership of each site • Identify what can realistically be developed • Set out clear timelines for action We will continue to push this hard and hold the council to account on their delivery, not just discussions around a table. As always, if there are other sites in the area you think should be included, please let me know. We’re not letting this drop.
