In Arvada, Westminster & Lakewood, luxury apartments keep popping up with high rents and rising vacancies, while older low-income housing gets bought out and rents climb. Streets are flooded with more unsheltered homeless every year.Migration to Colorado is dropping fast.

There's plenty of luxury apartments out there not enough low income apartments. There's quite a few affordable housing units not enough low income housing. There is not a housing shortage but an abundance of greed
