I think flipping is a terrible full time business. I thought I was pretty happy making 20-30k per flip and going after 10-20 per year. Okay business to make some extra cash as it meshes well with my agent business.
But as I do more I’m realizing I’d rather do 5-10 per year and go after $50k+ per flip. This would also mean I’m likely going towards slightly higher end projects in better areas, and this serves as really good marketing for my brokerage business.
I bounce back and forth on this. Hard to turn down the 20k profit cosmetic flips that take 2-3 months

@euronationalizt Couldn’t have said it better myself. I only planned an evening there in the summer while in Sicily and ended up being top 3 for me. Could easily develop a daily routine there. Cefalu is a must in my opinion. Great post!

last summer I spent two days in Cefalù
I wish it was a week
if you love being an active tourist, exploring monuments, rarely staying still, Cefalù is basically a one day trip, two at most, and it probably won't be the best fit for you
but I wish i could have stayed longer
Cefalù is not a typical stop, even though it's widely famous
very touristic, but for different reasons
it's a very small place, you’re there to lie in the sun, eat and drink rather than to DO things
and that's what I love about it. you get used to it quickly, it feels like a small village that happens to have fantastic food and a beautiful beach
Piazza del Duomo is still one of my favorite places till this day
by day two everything already feels familiar
you end up having the hardest time leaving
super curious if most people that visited it felt the same way as me

Life in Canada is so depressing. I take home 57% of my wage after income tax, before sales taxes and other taxes. I make a wage in roughly the 95th percentile of incomes in my province, and if I don’t want to live in a shoebox, my wife needs to work rather than raise our two little kids.
All to provide lavish benefits to the thousands and thousands of unproductive takers, who vote themselves an ever larger share of a shrinking economic pie.
