san diego duplex numbers i saw this morning: price: $1.28m rent: $3,800/unit potential on paper looks great. then you see insurance + taxes and the cap rate falls off a cliff. california math hits different. Cap rates are always lower but doesn't mean its not worth investing.

when you create something that you use yourself > sometimes i open @dealsletter “just to check something”. next thing i know it’s been 50 minutes and i’m analyzing houses in 3 different states. real estate brain rot.

unpopular opinion: you don’t need a huge audience to build a business. you need a small group of people who actually trust you. internet forgets that part.

looking at a bay area flip right now. purchase target: $720k rehab: $120k arv comps: $1.02m deal probably makes $120k–$140k after everything. which is solid… until construction delays show up.

quick thought: people want passive income immediately. real estate is usually the opposite. years of work → then the passive part shows up later.

@KdogBuilds So true. The unsexy reality of building a SaaS. 🔥 Deliverability usually tanks not because of the tech setup, but because stale data causes bounces that quietly nuke your domains. Are you currently pulling static lists, or triggering emails off live signals?
