@AnneAshworth @Savills Exactly right. The Landlord Information Sheet must be served to ALL existing tenants by 29 May. Without it, landlords can't even begin Section 8 possession proceedings. The document requirement is the one catching most people off guard.

A month ago it was said the Renters Rights Act could further shrink the rented sector. Now @Savills says the number of homes put up for sale in year to March was 9% higher at 254,000. Landlords staying in the biz should note the fines for failure to deliver a document to tenants!

What it is: A prescribed form setting out tenant rights under the new Act. Who needs it: Every tenant in an existing assured or AST tenancy. Deadline: 28 days from 1 May. That's 29 May at the latest. Don't wait.

@landlord_secret Good advice on the BCC. Worth adding — if you're managing multiple properties, keep a log of when each one was served. Courts will want to see proof of service if it ever comes to a possession claim. Date, method, and a copy of what was sent.

@BBCPolitics I'd happily sell to my tenants I've had to put their rents up twice since Labour got in, due to their Rent Reforms. I hadn't increased rents in 7 years prior to that Too much hassle being a Landlord now. My current tenants are my last

@yardboyj @TheAlphaThought I agree. Also the public perception towards landlords is pretty negative and legislation is making it much harder for small landlords. Sadly it’ll just lead to higher rents as more landlord exit the market.

We were taught we have to save up and buy a home. This worked 20+ years ago but today buying a home to live in is probably one of the worst decisions in my opinion. Especially when you have stocks growing 100%+ YoY sinking that much capital into a home feels bad regardless of NW
