A lot of people see uncompleted buildings as opportunity to save money. That is true, but if you don’t check well, you can inherit someone else’s serious mistake.
Before you pay for any uncompleted building, pay attention to these:
1. Proper Drawings and Approvals
Make sure the building has architectural drawings, structural drawings, and building approval documents.
Architectural drawings show how the building is planned. Structural drawings show how it is standing safely. Approval means government has cleared it.
If these are missing, you are buying guesswork. You may end up demolishing or redesigning everything.
2. Visible Survey Beacons
Check if the land still has clear survey beacons. These are the markers that show the exact boundary of the land.
If you don’t see them, you may be buying land with boundary issues. Tomorrow, neighbour can shift fence and you will start court case.
3. Check for Cracks on the Structure
Don’t ignore cracks. Look very well at columns, beams, and walls.
Small plaster cracks can be normal, but deep cracks on structural elements are a serious warning. It can mean foundation failure or poor construction.
That kind of problem will cost you heavily to fix.
4. Quality of Existing Work
Look at the blocks, concrete, and general workmanship.
Are the blocks strong or already breaking?
Is the concrete rough or properly finished?
Are the columns straight?
What you see is what you will continue with. If the foundation work is bad, you are already starting from a weak base.
5. Hire a Professional Before You Pay
This is the most important step.
Don’t use your eyes alone. Bring a builder, structural engineer, or experienced professional to inspect the property.
They will see things you cannot see. They will tell you if the structure is safe, what it will cost to fix, and if the project is worth it at all.
Many people skip this to save small money and end up losing millions.
Buying an uncompleted building is not just about the price, it is about what you are inheriting.
What do you think? Tag someone planning to buy property.

My Landlord wants to sell my shop to me, he has about 7 shops lined up together and a three bed room apartment at the back, all fenced together.
He ask me to pay 9M but the money is not the problem for me Atanda.
The problem is that this man has C of O for this Land. How will he sell just one shop for me and i won't have problem tomorrow since the C of O covers the portion of my shop too.
Or if the Landlord kpai, won't the children use the C of O to collect the shop from me as we all know that C of O overrides everything on Land documents
What is your advise for me Atanda on this one cos am really confused
Like i said, m0ney is not the problem
Atanda:
The law is not emotional
No because of say you know the landlord make you come believe say the C of O na original one.
First thing, get a copy of that C of O, take it to the land registry to confirm if it's genuine or not
After confirmation and it's genuine
Come back home.
Get a surveyor to perform subdivision
The surveyor will map out your shop portion and prepare a new survey plan for you
Get a lawyer to prepare a deed of assignment that captures the details of the shop and it's cordinates as stated in the survey plan
Then to the last stage yhat seals everything
Because the Land has C of O already
You will need to get Governors Consent and they will help you do that at the Land Registry
You will to take the receipt of payment, deed, survey plan and a copy of that C of O
Then the Governor will consent to the transfer of that specific portion from the Landlord's name to your Name
If you do this
You can sleep well and no one can claim that portion from you sir
Ignorance of the law is no excuse

Raising boys or girls is not automatically harder.
The real difficulty comes from personality, parenting style, environment and the specific challenges each child faces.
Boys often need more guidance with emotional expression and risk taking. Girls often need more support with confidence, boundaries and navigating social pressure.
The hardest child to raise is the one whose needs you do not understand yet.
