@GrHorowitz I’d say we’re in line with market standard for a similar loan product at this time, 6-7%. Where I feel we’ll differ is the scrutiny a typical borrower undergoes to obtain a loan like this. Plan to qualify almost entirely on how the portfolio is performing.

With an obvious hang-up in acquisitions and a near impossible task to meet the bid/ask spread. Would local investors be interested in a 3/5/7 yr i/o Loan? Premium pricing if the firm can takeover the management on the portfolio.

Now - I’m the cold caller with an uphill battle to gain credibility while trying to gain access to a portfolio that ultimately isn’t really for sale. Any pointers or insight is welcome!

@SullyBusiness Create a lease to purchase agreement, increase the rent to have the landlord put away a portion of those funds to future downpayment. A year goes by, you have invested in your home and could potentially put nothing down, based on the agreed upon sales price and appraised value.
