My top 3 take aways from the 2024 #LodgingConference -Consensus is 2025 will be a banner year for the hotel industry due to lower interest rates, lower construction costs and policy clarity after the presidential elections. -Everyone loves the Extended Stay hotel model. Travelers want them, developers love to build them and brands love to market them—expect more of them, in all sizes, tiers and locations. -Hotel owners and developers are frustrated with new government laws, policies and schemes targeting the hospitality industry.

From the CEO perspective at the #LodgingConference: ARK - Hospitality & Development’s Lisa Lombardo stressed the importance of being active at the state and local government level. While Hurricane Milton was barreling toward the Florida coast, she received a call from Secretary of the Florida Department of Business and Professional Regulation asking what could be done to relax hotel pet fees to give pet owners a safe place to shelter the storm. Thanks to a Heart of the House tour with the Secretary, Lisa had already built the relationship with local government before disaster striked.

It was a fine first day at the #LodgingConference. The first panel agreed that lowering interest rates, lower construction costs and the end of the election cycle will spur new build growth in 2025. The panel thought Extended Stay properties would continue to spearhead new deals and stressed the importance of storytelling and unique guest experiences in driving brand differentiation.
