Multiple Listing Services in real estate have been foundational in creating transparent, liquid marketplaces that benefit consumers, professionals, and communities. They create maximum exposure to buyer demand for sellers, maximum access to housing opportunities for buyers, and maximum accurate real estate information–property data–to the wide range of stakeholders making real estate decisions across cities and countries. What we’ve known in the first MLS markets across North America has been an MLS ecosystem built and maintained by brokers and their REALTOR associations. These self-regulated industry organizations have created their own rules, layered on top of the government-regulated rules that states and provinces create to license brokers and agents. ✒️ Read more: ➡️ facebook.com/share/p/183MNQ…

🇷🇴 “What we call listings… aren’t really listings.” Insight from Sorin Udrea - Virtual interviews of International MLS Forum Sorin Udrea shared a powerful reality from many European markets: 👉 Sellers—not agents—control the listing. 👉 Prices, terms, and availability change without structure. 👉 Agents operate more like selling agents, not true listing agents. And that creates one core issue: No structure → No transparency → No real marketplace. This is exactly why MLS matters. 🌍 This is the conversation IMLSF is bringing forward. #IMLSF #MLS #RealEstate #PropTech #DataTransparency #GlobalRealEstate Notice: The articles and videos published on the International MLS Forum website and LinkedIn page are offered by renowned industry leaders, seasoned practitioners, and respected veterans of the global real estate sector. 🇺🇸 🇷🇴 Bilateral connection is now active. We’re proud to announce that the bilateral connection between Stellar MLS and MLSLeader - Powered by Flexmls Romania is now active through the GDX - Global Data Exchange Network. This marks an important step forward in cross-border MLS collaboration — connecting markets through shared standards, trusted interoperability, and a stronger framework for international real estate data exchange. More than a technical milestone, this activation reflects a bigger vision: enabling real estate organizations to work across borders while respecting local governance, rules, and market identity. This connection is especially meaningful in Florida, home to one of the largest Romanian-American communities in the United States, making stronger ties between Florida and Romania all the more relevant. Congratulations to Merri Jo Cowen and Sorin Udrea for the leadership behind this collaboration, and thank you to all partners helping move the industry toward a more connected global future. #GDX #StellarMLS #MLSLeader #Romania #Florida #RESO #MLS #CrossBorderRealEstate #DataStandards #PropTech Universal Consulting Opportunities , @RESOStandards, ADRES, @RealtyFeed1

We’re pleased to introduce new technology providers joining the GDX Network: 🇨🇦 AI HomeDesign — Salar Davari 🇨🇭 HalloCasa — Michael Franz 🇺🇸 ZAMIN AI — Alireza Haghighi, M.D., D.Phil., FACMG 🇬🇪 Lumina Estate — revaz ungiadze Welcoming new technology partners into the GDX ecosystem means a stronger network, expanded AI capabilities, and greater access to technology tools for every node across the platform. What makes the GDX federated model powerful is choice. Each node 𝐫𝐞𝐭𝐚𝐢𝐧𝐬 𝐭𝐡𝐞 𝐟𝐥𝐞𝐱𝐢𝐛𝐢𝐥𝐢𝐭𝐲 𝐭𝐨 𝐝𝐞𝐜𝐢𝐝𝐞 𝐰𝐡𝐞𝐭𝐡𝐞𝐫 𝐚𝐧𝐝 𝐡𝐨𝐰 𝐭𝐨 𝐰𝐨𝐫𝐤 with GDX tech providers based on its own market needs, strategy, and priorities. By expanding the network with forward-thinking technology partners, GDX continues to strengthen global collaboration around real estate data, improve market efficiency, and give each node access to more tools that can support growth, innovation, and consumer trust. This is how stronger networks are built: through openness, interoperability, and a shared commitment to better technology across the global MLS ecosystem. #GDX #GlobalDataExchange #MLS #PropTech #RealEstateTechnology #AI #DataStandards #Interoperability #RealEstateInnovation #MLSForum

🎬 Flashback | Rich Media in Real Estate – IMLSF 2025 - Toronto What if the future of real estate isn’t just about data… but about trust in what we see? At the International MLS Forum, a powerful conversation unfolded between: • Antoni Costa (Restb.ai) • Pawel Rajszel (Roomvo) • Sam Mehrbod, Ph.D. Mehrbod, (roomvu) • Kurtis Cicalo (Voiceflip) And it challenged something fundamental: 👉 In a world of AI, deepfakes, and digital noise… how do we turn media into a trust asset? 🧠 The New Reality: Engagement vs. Authenticity On one side, we now have tools that can: ✔ Virtually redesign homes ✔ Change interiors instantly ✔ Personalize listings visually And the result? 📈 Massive engagement. Buyers spend more time. Listings become interactive experiences. But here’s the tension: If everything can be modified… what can actually be trusted? 🎭 Personalization Is Winning Sam shared something striking: When content includes your face, voice, and identity → engagement can increase by 200%. That means: Generic listings are fading Personalized storytelling is rising Agents are becoming media creators The listing is no longer just information. It’s content. 🏛 The Role of MLS: The Anchor of Truth And this is where the conversation became critical. While AI transforms media… MLS must remain the source of truth. As discussed: ✔ MLS = verified data ✔ MLS = structured information ✔ MLS = trusted foundation New technologies must build on top of it — not replace it. ⚖️ The Balance Ahead The future isn’t: AI vs MLS or Creativity vs Accuracy It’s: 👉 Engaging media + Trusted data Because at the end of the day: Trust is the currency of real estate. And in an AI-driven world… that currency becomes even more valuable. #InternationalMLSForum #IMLSF #PropTech #AIinRealEstate #MLS #RealEstateInnovation #DataTrust #DigitalTransformation #MLSForum

🌍 How Do Emerging MLS Markets Actually Get Built? Not with perfect systems. Not with ready-made infrastructure. But often… with frustration. At the International MLS Forum – Emerging MLS Markets panel, moderated conversations between Mathew Kallumadil(Universal Consulting Opportunities / Stellar MLS), Sergio Juvencio(SyncMLS), and Victoria O.(GREPA, Ghana) revealed something powerful: 👉 Most MLS journeys don’t start with strategy. They start with a problem no one else is solving. From Frustration to Infrastructure Victoria shared how, in Ghana, the journey began by building: ✔ Government relationships ✔ Licensing frameworks ✔ Industry structures And then came the realization: Without an MLS… there is no marketplace. MLS wasn’t optional. It was foundational. 🏢 Building Ecosystems, Not Just Systems Across Africa and other emerging markets, progress isn’t just about listings. It’s about: • Creating collaboration between agents • Educating the market through conferences and global exposure • Introducing PropTech and new technologies • Building trust where transparency didn’t exist Even exploring blockchain — not as hype, but as a tool for fair, tamper-proof transactions. 🚀 The Portugal Story: Just Build It Sergio shared a different but equally powerful journey. Five years ago: ❌ No support ❌ No ecosystem ❌ No traction So what happened? 👉 “I’ll just do it myself.” That decision — investing time, energy, and belief — led to building a functioning MLS structure in Portugal. Not because the market was ready. But because someone made it ready. 🔑 The Real Insight Emerging MLS markets don’t fail because of lack of technology. They struggle because of: Lack of structure Lack of collaboration Lack of shared vision But once those align? Everything accelerates. The takeaway from this panel was clear: MLS is not just a system. It’s the foundation of a functioning real estate market. And in emerging markets, it’s not built by default. It’s built by leaders willing to take the first step. #InternationalMLSForum #IMLSF #MLS #EmergingMarkets #PropTech #GlobalRealEstate #DataTransparency #RealEstateInnovation #MLSForum @RESOStandards

🌍 Flashback | Toronto 2025 — Molding an MLS to a Market 💡 What does it really take to introduce MLS‑level structure in markets where it has never been part of the culture? 📍 This panel at the International MLS Forum – Toronto 2025 explored exactly that question—through the lens of regulation, digitalization, education, and cooperation across very different markets. 🎙️ Panelists: Mathew Kallumadil — SVP, Global Markets & SVP, Technology & Innovation, Universal Consulting Opportunities / @StellarMLS Martin Mucha — CEO & Co‑Founder(2025) , Igluu.cz (Czech Republic) Carlos Matias — CEO, PropTech Solutions (Canada) Alireza Memar — President of the Board of Advisory, International MLS Forum 🔑 Key insights from the discussion: • MLS is not a one‑size‑fits‑all export. Outside the U.S. and Canada, success depends on adapting structure to local regulation, culture, and market behavior. • Europe is highly regulated—and highly digital. GDPR applies not only to people, but to listing data itself. In countries like the Czech Republic, nationwide digital land registries, APIs, and digital identity systems create both opportunity and complexity. • Education comes before cooperation. In many markets, agents initially want to limit sharing—some would only share listings with 10 people. Over time, education shows that cooperation speeds sales, saves time, and improves outcomes. • Portals arrived before MLS in most countries. Unlike the U.S., where MLS dates back to the late 1800s, many markets built portals first—making MLS adoption a cultural and structural shift, not just a technical one. • Developers are the hardest stakeholders to convince. Moving from hundreds of brokers to one exclusive listing requires explaining how MLS distribution actually expands exposure—through networks like New Jersey MLS and platforms such as @realtordotcom • Reliable data matters beyond brokerage. In markets without MLS, property values can differ by 10–30% from reality—impacting mortgages, taxes, and government revenue. MLS‑quality data isn’t just a market benefit; it’s a public‑interest issue. 📌 The takeaway: Molding an MLS to a market isn’t about copying North America—it’s about building trust, structure, and data integrity in ways that fit local realities, while keeping global interoperability in sight. 📍 The conversation continues at International MLS+ Forum — Abu Dhabi | Nov 23–24, 2026 🇦🇪 ADRES , @Thinkprop1, @RESOStandards #InternationalMLSForum #MLS #GlobalRealEstate #DataIntegrity #PropTech #RealEstateRegulation #MarketTransparency #Toronto2025 #AbuDhabi2026

💡 🇨🇦 Flashback | What We’ve Learned – IMLSF 2025 Sometimes the most powerful panel isn’t about what’s new. It’s about what we’ve learned. At the International MLS Forum, this conversation brought together four leaders who’ve seen MLS from every angle: 📍 Merri Jo Cowen – CEO, Universal Consulting Opportunities / Stellar MLS(@stellarmls) 📍 Sam DeBord – CEO, Real Estate Standards Organization (RESO)(@resostandards ) 📍 Alireza Memar – President, Board of Advisory, International MLS Forum (@MLSFORUM1) 📍 Ali Attar – Co‑Founder & CEO, Realtyna (@realtyna) And instead of pitching ideas or debating technology, they stepped back. What works? What doesn’t? What must change? Here were the themes that echoed across the stage: 🔹 MLS is not software — it’s structure. 🔹 Standards are not optional — they are infrastructure. 🔹 Collaboration beats protectionism. 🔹 Global markets are watching how we evolve. There was a shared understanding in the room: We’re no longer building local listing systems. We’re building global data ecosystems. The question isn’t whether MLS works. The question is how we scale it responsibly — across borders, across standards, across cultures. And if there was one quiet but powerful takeaway? 👉 The future belongs to markets that share, standardize, and stay authentic. That’s what we’ve learned. See you in Abu Dhabi this November! #InternationalMLSForum #IMLSF #MLS #RESO #GlobalStandards #MLSForum #OrganizedRealEstate #RealEstateLeadership

💬 “It Will Never Work Here.” That sentence shows up in every market. And this panel proved why it’s usually wrong. At the International MLS Forum – Toronto 2025, one of the most memorable stories came from Dan A. Negulescu(@a_negulesc82102 ), Regional Director & Broker at RealPro Romania — about how the first MLS in Romania (Sorin Udrea, @ionutsorinudrea ) actually got built. Not with perfect data. Not with fancy tech. But with something very human. 📞 A call center. Yes — before “big data,” before clean feeds, before dashboards — Sorin Udrea and Dan A. Negulescu and their team literally picked up the phone. They called seller after seller: “You said two rooms — what does that mean exactly?” “How many bedrooms?” “How many bathrooms?” “How many square meters?” With the seller’s consent, that information was structured and entered into the MLS. Slowly… consistently… market by market. 👉 The result? 🇷🇴 After 15 years, Romania now has: 🗓️ A complete historical data set in cities like Bucharest 📈 True market trends 👨‍💻 Real statistics 🏛️Institutional‑grade insight As Dan put it plainly: data is gold. And MLS history is priceless. What made this panel even stronger was how the story connected globally: Zola Szerencses (@ReBlogInt ), Global Real Estate Educator & Leadership Advisor, highlighted the power of cross‑border collaboration — markets learning from markets, without copying blindly. Denee Evans(@deneem3 ), CEO of the Council of Multiple Listing Services, reinforced the idea that MLS progress accelerates when leaders talk to each other, share lessons, and don’t repeat the same mistakes. 🔑 The real takeaway: 📍 MLS is not just software. 📍 MLS is rules, cooperation, trust, and authenticity. 📍 Every market is different. 📍 Every legal framework is different. 💡 So the goal isn’t copying — it’s adapting. Or as Dan said best: 👉 Be authentic. Build what works for your market. That’s how “it will never work here” turns into “we’ve been doing this for 15 years.” #InternationalMLSForum #MLS #OrganizedRealEstate #CrossBorderCollaboration #Toronto2025 #MLSForum #DataIsGold #CMLS #NARGlobal

🌎 Flashback | Toronto 2025 — Innovation in Latin America One of the most honest conversations at International MLS Forum – Toronto 2025 tackled a reality many markets face — and few talk about openly: Transparency and trust don’t “arrive” by default. They’re built. 🇺🇸🎙️Shayne Fairley — COO, UCO / @MlsStellar - Universal Consulting Opportunities 🇲🇽 🎙️Ross Edward Buck — CEO, @Omni_MLS (Mexico) 🌎 🎙️Christiano Oliveira — CEO, @bntouchcrm 💡 The discussion centered on the day-to-day barriers across parts of Latin America — especially where the market is fragmented and there’s no single trusted mechanism for sharing verified information. 🖊️ Key takeaways: Trust is the real infrastructure. In many markets, agents and brokerages operate inside isolated CRMs — each with their own data and workflows — with little integration into a broader platform. That fragmentation makes cooperation harder and creates room for misinformation. ➡️Technology helps, but adoption needs education. Tools can close gaps, but MLS success requires a market-wide shift in how professionals work together — especially in large, opportunity-rich countries where practices vary widely. Collaboration is the unlock. The panel kept coming back to a simple point: progress happens when like-minded professionals commit to shared rules, shared data discipline, and a shared purpose. 📈 Persistence wins. The most memorable line of the session was also the most human: “If you have this dream of bringing an MLS to your market… don’t give up.” 🏢 Because building an MLS isn’t just a product launch — it’s a long-term modernization journey. 📍 Next chapter: International MLS+ Forum — Abu Dhabi | Nov 23–24, 2026 📷 Where global marketplaces compare notes, align on trusted data, and build what comes next. 🔗 mlsforum.org/panel-innovati… #InternationalMLSForum #Toronto2025 #LatinAmerica #MLS #PropTech #RealEstateInnovation #DataTrust #MarketTransparency #BrokerCollaboration #AbuDhabi2026 #MLSForum
