Lumber prices continue to eclipse all-time highs. Through March, prices are up by 65% YOY-the fastest annual pace of appreciation on record. For perspective, this adds an est. 36k to the price of a new single fam home and 13k for a MF. Unsustainable.

The market for rental housing is a circular flowing ecosystem between lenders, investors, and renters. There is no net-positive corrective policy that achieves more benefit than harm by breaking that symbiotic process, much as the moratoriums have. It hurt renters too.
