@smerconish@PwCUS GLP 1's are contributing to the downfall of mingling. Everybody wants one fat person in their friend group to feel better about themselves. Once that friend starts to lose the weight they will stop eating donuts and start eating each other.
Many single-family rental homes are owned by baby boomers that want to sell them. Including myself. Small individual investors own 20 million homes in the United States and there is Home shortage. These rental properties land in the suite spot of $250-$500,000 perfect for first time homebuyers. Instead of banning corporations from buying homes allow individual owners to sell their properties using section 1031 of the existing tax code with a modification that the house would not need to be replaced. There would still be taxes on the games but not on the captured depreciation. Limit the sales to two houses per year not to flood the market stipulate that the houses must be sold to individuals not corporations. This is doable.
