An acre of farmland in Iowa costs about twice as much as the same kind of farmland in Brazil. USDA put Iowa cropland at $10,300 an acre in 2025. Aurélio Pavinato, CEO of SLC Agricola (Brazil's largest farming company by planted area), said top Brazilian cropland trades for $10,000 to $20,000 per hectare, which works out to roughly $4,000 to $8,000 per acre. The price gap is only half the story, because Iowa gets one crop per acre per year and Brazil's Center-West gets two. Farmers in Mato Grosso plant soybeans in September, harvest in January, then drop safrinha corn on the same ground and harvest it in June. Same acre, same 12 months, two cash crops. Conab's final 2024/25 report counted 24.9 million tons of first-crop corn against 112 million tons of safrinha corn. The second crop, planted on land that already produced soybeans, is 79% of Brazil's entire corn output and the bulk of what Brazil exports. Mato Grosso land sits in a range running from roughly $2,000 an acre for undeveloped frontier ground to $5,000 for developed cropland. Iowa at $10,300 produces one crop or the other. Mato Grosso cash rent runs about $45 an acre against $180 an acre in Iowa. Both pieces of land ship to the same buyers in China and get paid in US dollars. Brazilian farmland has gained 6% a year above inflation over the past 20 years, narrowing the price gap with US farmland. Brazil harvested a record 171.5 million tons of soybeans in the 2024/25 season. The 2025/26 harvest is tracking 180.1 million tons per Conab's May 14, 2026 report. A US pension fund that waited 10 years missed Brazilian land that nearly doubled in real terms while throwing off a second crop every year. Most US allocators still hold less than 1% in Brazil.

Eles possuem ajuste nominal. 😁
