Property sellers often try to create the perception that: - Now price of property in this project would be not less than their declared benchmark (Rs 6.5 Cr ++ ) - Properties in their projects are on high demand - When they come up with their next project, buyers have to grab it or else they will miss out - Properties are sold like IPhones are sold on launch day - There is enough money in market or there are enough demand in the market for their properties The question that should come to buyer’s mind: - What’s my budget? - Do I need a property for Investment or as an end user? - What’s the property rate in other location around it? - Is property price justified or is it a better option to live in a rented apartment? Nooo… The calculation is not that simple.. @ 75 lac you can’t get a land closer to even Tier-II cities in India for 3+4 bhk setup with 5 floor units.. so, if the project is located at a distant place in a non-metropolitan city.. there’s no demand for such property.. there’s a cost of fund whether it’s related to their land bank, construction time, inventory hangover and many such elements.. builders are highly susceptible to risks related to interest rate fluctuations, legal issues and financial problems…

How a Small Builder Makes Money!! Let's consider and do it with one real time example: A builder finds a residential plot and buys it for 75 lakh. He plans a small apartment project: Stilt parking + 5 floors. On each floor he builds: 1 × 2BHK 1 × 3BHK So the building has 10 flats in total. He sells the flats for: 2BHK → 62 lakh 3BHK → 75 lakh Total sales from the project: 5 × 2BHK = 3.10 crore 5 × 3BHK = 3.75 crore So the total revenue becomes 6.85 crore (GST and registration are paid separately by buyers). Now the builder pays for: Land cost: 75 lakh Construction cost: ~2–2.5 crore Approvals, architect, marketing, other expenses: ~30–50 lakh So the total project cost is roughly 3.3–3.5 crore. After selling all flats, the builder may earn around 3–3.5 crore profit from this single project which is done in 12/14 months. That’s how many developers turn one plot of land into a multi-crore real estate business.

Yes.. crash seems to be a harsh statement.. “correction” would be much better term to define the exact situation because Indian real estate market is constituted by collection of several micro markets and each has different demand-supply economics…. It’s important to not hide material facts while buying a health policy or else claim may get rejected.. It’s important to know the policy conditions properly or you may not get the claim when needed.. Health Insurance is a need and mustn’t be ignored… proper documentation and timely reporting can help you get the claim in time… if claim is rejected, you may escalate the case through grievance measures..

Amit ji, 24 y male with no medical history and chances of hereditary medical conditions may start with at least 10 Lac cover. Health policy with no room capping, wide network hospitals and extensive ailment cover may be preferred.. reload and restoration benefit should be flexible.. check premium escalation for different age brackets.. get a 1cr super-top-up policy with Rs 10 lac deductible ...later at higher age...base policy size can be increased and deductible in super top can be increased as well.., There are a few companies with good products and consistent t&c.. max, hdfc,.... (Not an advice, shared for educational purpose)

Last year I paid a premium of Rs 66,000 for my health insurance policy , a family floater. Since then GST was removed. This year my premium is Rs 92,000 . I haven't claimed insurance ever. This is a loot done brazenly , and our @FinMinIndia & @MoHFW_INDIA has shut it's eyes

@PawanDurani @ProsaicView @FinMinIndia @MoHFW_INDIA Hmm.. this is a serious issue because migration in same company can be done only at the time of renewal.. depending on other variables, you had the option to porting plus migration to other company.. anyways, now you have to wait for next renewal if you plan to port your policy

मैंने 2 साल पहले अपने घर के लिए लोन लिया , मैं चाहता तो पूरे रुपये देकर भी घर ख़रीद सकता था पर मैंने 20 साल के लिए लोन लिया और जो मेरे पास रुपये थे उसे 26 वीक की एसआईपी करके पूरे रुपये से 5 स्मॉल कैप शेयर लिए , (लोन की किश्तें मैं अपनी रेगुलर इनकम से तब रक चुकाता रहूँगा जब तक की पूरा लोन एक दिन में ना चुका दूँ ) पिछले साल उन शेयरों की वैल्यू में 20% का इजाफ़ा हुआ , पर मुझे तो 100% बढ़ने पर ही आधे बेचकर आधे फ्री करने थे, अभी वो शेयर 30% गिर चुके है मेरी ख़रीद भाव से , पर मुझे तो अभी भी उन्हें नहीं बेचना ! मैं उन शेयरों को जब भी १००% बढ़ेंगे तो 50% बेचकर अपना पूरा हाउसिंग लोन चुका दूँगा, जो 50% FREE OF COST वाले बचेंगे उन्हें कम से कम 10 साल होल्ड करूँगा , यानि की अगले 3-4 साल में मेरा घर लोन फ्री ( क्यूँकि अगले ३-४ सालों में मेरे ये शेयर का प्राइस किसी भी क़ीमत पर डबल हो जाएगा ) और फ्री वाले शेयर आने वाले 25 साल तक मेरे रिटायरमेंट प्लान में सहायक रहेंगे ! क्यूँकि जो शेयर मैंने ख़रीदे हैं, ये दुनिया ख़त्म होने से ही जीरो होंगे , क्यूँकि ये सब घर -घराने वाले शेयर है और ये सेक्टर भी कभी ना ख़त्म होने वाले है ! आप लोगों को कैसी लगी ये हाउसिंग लोन लेकर उसे वापस चुकाने की प्लानिगा ?

Pawan ji, some insurance companies are notorious for exorbitant and untimely hike in premium.. do you mean 19k for 25L policy for <25 yr person? It’s high indeed.. porting to other appropriate insurance company is a good option. Choose policy based on features you need and not on what they offer you.. it can save you money and also help you get the best coverage at best rate..

I then removed a family member from the policy , in early 20's , and they charged close to Rs 19k for a 25 lakh policy .. this was migration to independent for him .. isn't that high too?

In normal market PG can offer highly lucrative return, especially in markets like Hyd and Bengaluru. However, in current situation, occupancy rate may take a hit in many markets due to factors such as job losses, impact on industries, IT sector, and education sector may also feel the heat.. If your location choice is good, PG can still give you a good return..focus on maintaining consistent high density and above 5-10 percent vacancy rate as red flag…

The Real Estate recession will be triggered after April 2026... You all will witness drastic slowdown in Real Estate Sector after June 2027..... I won't say Real Estate prices will crash... But I can guarantee you whoever do investments in Real Estate Sector won't get benifits for long time to come.. Real Estate Sector is already reached saturation point... Right now people who are buying properties are paying 2035 prices.... Next 10 years Real Estate prices will be stagnant... Think twice before you buy... IMO, weakening of currency is not always a curse esp if the economy is able to consistently grow at a higher rate than the depreciation in the value of its currency.. and at the same time real income remains positive .. this ensures that purchasing power doesn’t collapses quickly and remains within manageable range despite inflation.. it’s crucial to smartly manage the debt in such a situation…

Two years ago, an economist said Rupee will appreciate. I said in a world of great power rivalries, Rupee will depreciate. "The US will ensure this." We see what's happening now due to the US war on Iran. My post also seems to have talked about Modi 3.0, before elections :)
