The narrative of Demand and Supply in the Property Market is one that is funny and easily exposable. You don't even need to do much research. Just take Henties Bay, Oshakati, Omuthiya, Swakopmund, Keetmans, Rundu and Otjiwarongo. Find out from the Deeds Registries Office and those Local Authorities how many plots were registerd and/or sold in those towns per year in the last 5 years, and how many serviced plots are available for sale in the market. The outcome especially for Henties Bay would be that despite it selling very few plots and having so many plots available for sale in their market, thus constituting over supply, their prices remain higher than majority and pound for pound with Swakopmund. They're not affected by "Demand and Supply". "It's a holiday town". Whether it's a holiday town or mining town, if you don't have numbers of people flocking your market to buy land, your demand is low and according to Economics, that supposed to affect prices. This works differently in the property market that's being manipulated. The scapegoat is always Demand and Supply, because D&S can't talk to say "you're accusing me". Henties Bay shows you that property prices can operate independently from Demand and Supply. Those who control the property market at Henties Bay decided to work together to protect their prices. They make sure they all sell at a certain rate/square metre margin. Even if they are 20, each selling 10 plots and there's only 3 clients, they all keep their prices within the margin of N$1000 - 1200/sqm. So, where's Demand and Supply? While Demand cannot be manipulated, unless you kill people or take away their jobs, Supply is easy to manipulate. You can control how much goes into the market, and can simply decide to keep the prices as standard. You can even Gazette the prices and it worldn't matter how many products are in the market. The price is standard jut like for fuel. Takeaway: Supply can be manipulated. If all the diamonds in the vaults were put in the market, diamond could become cheap if the sellers aren't working together as a team. But they're kept in the vaults and strategically put in the markets in measured amounts to control the margins. The same dynamics are happening in the Property Markets.
