@luhc @michaelgove @H_S_E The new regime commenced in 3 months from now and materially impacts 12,500+ high rise residential buildings. Guidance is late and conflicting. The industry is not ready and the new regime will fail as a result. An urgent review is needed to rescue this @michaelgove DMs open.

@luhc @michaelgove @luhc @michaelgove @H_S_E have repeatedly failed to engage with and listen to any subject matter experts who dared to question the validity or efficacy of the proposed regime. The reason for the Chief Inspector ‘retiring’ without warning has never been explained.

@luhc The Building Safety Act was passed in response to #Grenfell - large part of the blame was placed on ineffective and poorly enforced regulations. Government via @michaelgove and team are making the same mistakes as before in a more expensive way.

New @luhc guidance issued yesterday says: “You will need to consider the legislation carefully to understand whether you are responsible for a higher-risk building in scope of the higher-risk regime. You may wish to seek legal advice on this."

The Earl of Lytton has tabled a new version of his consumer protection amendment for buildings in the House of Lords. It protects ALL homeowners from the costs of remediating historic Building Safety Defects (cladding and non cladding) as well as new defects discovered going forward. The legal text clears up issues raised around judicial review risk and applies not just to England. Funding remediations is via an efficient out of court quasi judicial process or from a wide construction industry levy where a freeholder/developer can't/won't pay. The amendment will be put to a vote in the upcoming Report stage of the Levelling Up and Regeneration Bill. It is hoped on the 6th Anniversary of #Grenfell that the government will implement this 6th tabling of this amendment, which protects all leaseholders from the costs of the #BuildingSafetyCrisis and also protects the future.
