@lynnek2005 This is not new. I have designed a lot of commercial structures for it. Google tile pedestal paver system. It is better for waterproofing a deck that is over conditioned space.

@Nov1O1775 @TB1Kinobe The difference now is that you have contractors that dont know how a building goes together and dont care. It is all about the speed and money. I hate dealing with the GC's now. They dont want to think for themselves and want the engineers to do it for them.

My dad was a GC throughout my entire childhood. My brothers and I were brought on the job with him the summer following 3rd grade. We started out picking up trash, pulling nails, cleaning, etc. and by the time we were 15 and 16 we could black in a house by ourselves using prints. Long story short, i quit construction after high school and other than my time in the Corps, I’ve been in power generation 20 years. A few years back when I established my LLC and began working as a consultant/client representative, I managed to get my General A Contractor’s License. I decided to venture back into construction until I took on more clients in the power industry, in order to keep funds flowing. I quickly realized construction isn’t anything close to what it used to be. The entire market was overly saturated with the cheap labor of illegals, and it was practically impossible to be awarded a contract because those guys basically performed the work for pennies on the dollar. Not only that, but their craftsmanship was horrendous and þiss poor to say the least. I was raised building custom homes with my dad and brothers, and my dad would go batshit crazy if there was even the tiniest of flaws and or things weren’t completed with meticulous detail. I remember one time my brother and I had to remove ALLLLL of the crown molding, trim, shoe molding, etc. after we just completed a house because we didn’t measure, cut, miter, glue, and install exactly how it was supposed to be done and how he said to. We got in a hurry and decided we’d cut our corners a tad short and just get the painters to caulk the tiny gaps at the joints. Ha! Boy was I wrong!! Not only did we redo the entire house for free, he also took the cost of materials and supplies from our checks. These new construction homes are the cheapest and most half-ass built piles of shit I’ve ever seen. Craftsmanship has long since become a thing of the past. At this day and age, I couldn’t find two true master carpenters if my life depended on it.

25 years ago after engineering school I was involved in a residential construction project where speed was the focus. I did not know the scale or how widespread it would get. None of us did We were young. I have been out of it for over 10 years now with the deepest regrets of contributing to this process at a high level. I don't care if anyone sees this or even gets one like I just wanted to say I'm sorry.

@TB1Kinobe IMO they need to get rid of the IRC which allows a house to be built by a prescriptive method. If you compare the IRC to the IBC, which is used for commercial buildings, the framing in the IRC does not work per the IBC. Hence the cheap construction.

@DonovanBuilds At least you arent in North Tx where you either have to over ex 8 to 12ft then moisture condition, compact, and replace or drill piers to weathered shale which can be anywhere from 25 to 40 feet deep. Not uncommon in Houston to go 6 ft below existing grade with footings.

Another hidden cost in California: geotech engineers We have 800 sqft units on our San Diego project and our geotech engineer wouldn’t sign off on the footings until we went almost 5 feet deep For comparison, that is about what I’d expect for a 3-4 story apartment bldg

@mistressdivy Agreed. Running on pavement is harder. On a treadmill you have the moving belt to propel you. On the pavement you have a stationary surface, you have to generate the propulsion.

Unpopular opinion: a treadmill mile and an outside running mile are NOT the same.
