There's a shortage of real estate developers. Its just as important to fix as upzoning or permit reform to build enough to lower housing costs National developers do highrises & master plan communities ... we need many more small local developers who build the 2-20 unit projects

9/ We find that this is entirely due to the ban shifting activity from investors to owner-occupiers: BTL renters have incomes 19 percentiles lower in the income distribution than owner-occupiers in similar property, so banning these investors limited entry of low-income residents

Matching ADUs to the primary home FEELS good, but is actually wildly prohibitive: -design and engineering cost go way up. -you have to stick build because factories won’t build custom -permitting will take way longer. Likely reduces potential for new housing by > 80%
