These Are the Documents That Make You the Legal Owner of Land in Nigeria
Paying for land does not make you the owner. What makes you the owner is the right document, properly signed, stamped, and registered. Without it, your money is at risk and your claim to the land is weak.
Here are the eight main documents that transfer land ownership in Nigeria and what each one means in everyday language.
1. Deed of Assignment
This is the most common one. When you buy land from someone, this is the document that officially moves ownership from them to you. It contains the details of the transaction - who sold, who bought, what land, and how much was paid.
Once it is signed and registered, the land is legally yours. If you are buying land from a private person, this is the document you should be pushing to get.
2. Deed of Conveyance
This does the same job as a Deed of Assignment but it is used for older properties - land that was bought or documented before Nigeria's Land Use Act came into force in 1978.
If you are dealing with an old family property or land in a place where documentation has not been updated in a long time, this is the document you are likely to see.
3. Deed of Gift
This is used when someone gives land to another person for free. A parent giving land to a child. A relative passing property to another family member.
Even though nothing was paid, the document must still be properly signed and registered. Without it, the gift has no legal standing and can be disputed later.
4. Deed of Assent
This one comes into play when someone dies and leaves land behind. Before that land can be passed on to whoever inherits it, a Deed of Assent must be prepared and signed by the people managing the deceased's estate.
It is the document that moves the land from the dead person's name into the hands of the person who is meant to receive it. Without this, the heir may not be able to prove ownership or sell the land in the future.
5. Court Judgment
Sometimes ownership of land is decided in court. If two people are fighting over who owns a piece of land and the judge makes a final ruling, that ruling itself becomes the proof of ownership for the winning party.
It is one of the strongest forms of title because it carries the full authority of the court behind it.
6. Deed of Transfer
This works like a Deed of Assignment but it is mostly used in more formal or corporate situations, for example when a company is passing property to another company, or when a government institution is transferring land to a private individual. Same purpose, different context.
7. Irrevocable Power of Attorney
A regular Power of Attorney can be cancelled anytime. An Irrevocable one cannot, especially once money has been paid. In many Lagos land transactions, this document is used to give the buyer full authority to deal with the land while the bigger title documents are still being processed.
It is useful but it is not a complete transfer of ownership on its own. Always follow it up with a proper Deed of Assignment.
8. Deed of Trust
This is used when someone is holding land on behalf of another person. The name on the title belongs to one person, called the trustee, but the real owner is someone else entirely, called the beneficiary.
The Deed of Trust is what proves who the land actually belongs to. Without it, the person whose name is on the title could claim the land as their own and the real owner would struggle to fight back.
The Simple Truth
Each of these documents serves a different purpose but they all point to the same thing: proving that the land belongs to you and protecting you if anyone ever challenges that.
The document alone is not enough though. It must be properly prepared by a lawyer and registered at the appropriate government office.

PRESS STATEMENT
In the last 24 hours, social media has exploded over my interview with Mehdi Hassan, albeit with varied opinions. Let me set the record straight.
When I signed on to the privileged job granted to me by Mr. President, I was well aware of its implications. Selling ice cream, looking fine, and seeking the praises of men were never part of it. Some of the fiercest critics of my interview can not even stand local TV anchors. But the task of promoting and defending the President and his administration is what I do with ease and joy. I am prepared to appear before any interviewer, anywhere in the world, any day and at any time, to defend this government and its policies.
I have never, and will never, subscribe to ducking or dodging interviews on matters that concern promoting and defending the administration I was appointed to serve. It is the least of what is required of me.
Head to Head contacted me requesting an interview, stating that they wanted to challenge our government on security, the economy, and corruption. Nowhere in our almost six months of communication did they mention that they were going to challenge my past. If that had been their plan, ethically and professionally, they were supposed to inform me so I could prepare my response. But that’s okay, ethically, that is on them, not on me.
I refused to swallow the pill of Mehdi’s “opposition research-style journalism,” and even today, if you carefully compare what he read as quotes from organisations and groups, you will see that many were inaccurate and some were outright fake news. But I will leave that for another day.
As for what I said about President Tinubu in the past, I am glad those were things I said when I was in the opposition saddle with such zeal. It is all politics. Half of Donald Trump’s cabinet is made up of people who once spoke against him, and quite a number of people in our own cabinet also spoke against President Tinubu in the past. Those things do not bother him if you care to know.
The majority of the naysayers are members of the opposition and their sympathisers. It does not bother me one bit. Their temporary excitement over the interview has not lasted and will not last, because it does not take away their obvious problem of lack of vision, mission in conducting and managing a political party; yet they seek to manage Nigeria. Clearly they have no path to victory and no alternative policies or program for the Nigerian people. And if they say they do, they can as well go to head to head and be interrogated on that; as the saying in Hausa goes “Ga fili Ga doki”
I conclude by thanking the many Nigerians and non-Nigerians who sent in their commendations over my brave defence of our government in an interview where the anchor would hardly let you answer a question unless it suited his narrative.
I still have admiration and respect for Mehdi Hassan as arguably the best debater on the planet. I look forward to part two of the Head to Head interview, and I am glad that by then questions about my past will no longer be news so that we can focus on our administration’s policies, programs and what we have achieved so far.
