$TSM raising capex guidance is more bullish than the earnings beat itself.
Market is being irrational right now. Which is good.

One possible explanation for today’s risk-off move:
Trump is speaking in primetime tonight.
If the speech signals a more aggressive U.S. posture, markets may be preparing for another leg up in oil and hikes gaining in probability.
Sell-off in high-beta names fits this logic perfectly.

Under a triple net lease, the tenant pays the major operating costs on top of rent, including taxes, insurance, and maintenance.
Add annual rent escalators and a 20-year term, and this is about as attractive as infrastructure revenue gets.
