@imFORZA Usually missing altogether. Everyone builds the pipeline stages nobody builds the sequence that moves leads through them so it all just sits there until someone manually digs in. The export is just where the neglect becomes visible.

Real estate has a follow-up problem. Not a laziness problem. A follow-up system problem. A recent CRM export from an agent showed 1,240 leads. Only 61 had been contacted more than once. That means 95% of the database got one shot. The pattern is familiar: A lead comes in. The agent calls. No answer. The agent intends to call back. Then three showings happen. A contract needs attention. An inspection issue pops up. By the time the agent remembers, the lead is cold or already working with someone else. The problem is not effort. The problem is that follow-up lives in the agent’s head. And the head is a terrible CRM. Most agents are great at attempt 1. Almost everyone makes the first call. But attempts 2 through 6 are where the money is. That is also where the system usually breaks. The painful part: Most contacts happen after multiple attempts. Often after attempt 4. So the lead was not bad. The timing was not wrong. The agent did not need more leads. The second, third, fourth, fifth, and sixth calls simply never fired. Real estate teams spend thousands trying to create more opportunities. Portals. Ads. Open houses. Referrals. Social content. Retargeting. But a massive amount of revenue is already sitting inside the CRM, waiting for a repeatable follow-up process. The biggest growth lever for many agents is not more lead flow. Old leads are dead is the most expensive thing agents believe. A lead from 14 months ago isn't dead. They just weren't ready in month one and nobody called in month three. Rough math on a 2,000-lead database: 3-5% are in-market at any given moment. That's 60-100 people. Right now. In a database the agent thinks is worthless. The database isn't cold. It's unworked. Before you send a single reactivation text, sort your database into 3 buckets. Most agents blast the same message to everyone. That's why it flops. Sort first: 🔵 Cold-but-warm — engaged before, went quiet. (Highest ROI. Start here.) 🟡 Never-responded — you have contact info, zero engagement. (Needs a pattern interrupt.) ⚪ Past clients — bought/sold with you 2+ years ago. (Referral + repeat goldmine.) Each bucket gets a different message. Same script for all three = ignored by all three. Sussman Godfrey & junior associate Raj Mathur does NOT “My Testimony” public. They don’t mind damaging my reputation but they do not want you to know who they are. My experience with these people at SussmanGodfrey are they are a bunch of disingenuous, lying, greedy, unethical, soulless human beings willing to do whatever it takes to extort fees out of people like you and me. He’s already removed his profile from LinkedIn and it looks like sussman removed his name from their website. This is the first time I’m able to get my truth out after six years of reputational damage and now they want to make sure the public never sees the testimony because it makes their case look frivolous. Sussman Godfrey made $600 million last year attacking small business owners like myself. They have Weaponized class action lawsuits to overwhelm business owners with outrageous legal fees, wasted time and energy and public embarrassment & irreparable damage to brand & reputation. After spending 16 hours grilling me he ran out of our offices, almost crying, making flee claims he was being held hostage & threatened. A $500 private black Escalade wisked little Raj off with private driver, all at my expense, to bring him back to mommy & daddy at Sussman Godfrey in their posh multi million dollar New York Headquarters.
