NY couple just sold their home. 6 years ago they paid $175,000 & it sold for $340,000. They could have chosen to Rent instead. …Would have been an expensive mistake.

We just surpassed 100m in revenue in ~6 years. I’ve been tracking this (vanity) number for a couple years now as a target. Started from scratch - no investors, didn’t buy the company, didn’t inherit the company, no M&A, no insurance roofing only retail. You can just do things.

@MrJonesSTRs Interesting, so clearing the “pool = yes” search filter is what matters most. Theoretically an investor could add a smaller/cheaper pool to clear that filter and get most of the ROI. Thanks for the awesome post!

@PropLurk No. You actually can get away with a smaller pool in STRs. Having a larger pool does not guarantee you more revenue.

San Francisco rents just hit a 10-year high, and are now at their biggest premium on record compared to Austin. An apartment in San Francisco costs $2,923/month. In Austin, it's $1,295/month. That means it costs 125% more to rent in SF than Austin. Quite the reversal from the pandemic, when SF rents crashed, and Austin's spiked. Few would have suspected that in 2026, San Francisco would be at its most expensive ever compared to pandemic boomtowns, but that's what's happening. The AI boom, and excess building in Austin, completely flipped the script. And highlights how coastal cities like SF are regaining dominance in the U.S. real estate marfket. I started learning about multifamily investing in college and practiced analyzing deals on a piece of paper. I soon realized how much time I was wasting, so I put that finance degree to use and built this calculator. It's not perfect, but I still use it daily and save every property I underwrite so I can go back and see who how accurate I was. Now underwriting a deal takes me 5 minutes. Here's an example from a while ago. I got sent this before it got listed and seller wanted $470k. My max price was $375k. Did this guy get a good deal for $445,000?
