📌High-Rise Redefined: A building is now classified as a "high-rise" only if it reaches 21 meters or above (previously 18 meters). 🆕The government has introduced a "slab-based" mandatory TDR system for high-rise projects to replace the previous flat 10% mandate, responding to feedback from the builder community. Mandatory TDR Loading: 🔶Buildings 11 to 20 Floors: You must load 3% of the total built-up area constructed above the 10th floor using TDR. 🔶Buildings 21 Floors and Above: You must load 5% of the total built-up area constructed above the 20th floor using TDR. 🔶Mid-Sized Plots (750–2,000 sq. m): For buildings with a height between 18m and 21m, utilizing TDR is now mandatory to get permission. Payment Flexibility: In a major relief for developer liquidity, you only need to submit 50% of the TDR at the time of building permission. The remaining 50% must be submitted before the Occupancy Certificate (OC) is issued.
