@antomukuwa They can reach out to us to assist with DD for land acquisition, we proceed to designs and ultimately construction. It could actually turn into a business of flipping property. +263711206196

If you have a business that is generating $3000 in profits per month but you don’t want to expand the business what would you do ? I told the person that l find land and start investing the $3000 in land every month and build a home since the person doesn’t have a home. Please if you have better advice kindly share!

Congratulations! Money is moving ! I recently visited Zimbabwe after more than a decade away. I landed in Bulawayo and drove across the country, staying in Zvishavane (my hometown), Mutare, and then Harare. Across the country, I could see clear activity in real estate — which felt curious given the dire economic conditions. But there is activity. I was encouraged to participate, probably driven by the frustrations many of us face in the diaspora and the need to have a fallback option. I ended up buying an overpriced stand in the north (you know the estate I’m talking about) and am now in the process of constructing high-end, dual-occupancy duplexes. What surprised me most was the yield relative to where I currently live. It’s ironic that with roughly a third of the market value of my property here, I can generate more rental income in Zimbabwe than I would locally. The play on this side, of course, is capital appreciation rather than yield — but I like cash. But what if Zim also start offering decen cap gains? Back of my mind is like if I decide to return, I can live in one unit and have a tenant next door, or potentially push for subdivision at some point (not allowed for now, of course). Or sell if frustrated. I like options. I’m still 10 to 15 years away from coming back. My bet is that the economy will eventually improve and that credit conditions will normalise, which would spur a further boom and maybe value uplift for well mantained properties. That said, I have many fears( [ developer execution risk, tenanting, title theft etc] but two that make me hesitate are: First, that ZANU-PF shoots itself in the foot again and pivots to a strict mono-currency regime centred on the ZWG. Second, that the commodity boom we’re seeing now collapses, pushing the country back into a hand-to-mouth forex environment and slump in economic activity. Are other diaspora investors expressing similar concerns? I know most with real won't even dare 🤣🤣

Real estate folks, what is needed to turn a 100 hectare farm somewhere in the bush let's say in Gweru into 1 hectare residential plots. What would be the process for change of use?

What is Queensdale telling us? Double grocery anchors ? Other tenants... -Bombi stombi -2 'general dealers' -Electronics store -Ubiquitous pharmacy and medical. From here heading south after Pick n Pay you'll be hard pressed to find quality retail serving the burgeoning millions in urban stepchild called Epworth. Why no Epworth Mall?

Bulawayo's economy is only half of Harare's despite all the talk that Bulawayo is dead, or the statistics are showing that economic activity in Harare though high is not of much value? @ChadMhako @kmugova
