Any deal would likely require reopening the Strait of Hormuz, limiting Iran’s nuclear and missile programs, and ending support for regional groups. Indirect messages are being passed through countries like Egypt and Qatar. Iran is open to talks but wants a ceasefire, guarantees against future attacks, and compensation—demands Trump currently rejects. Some airports are encouraging passengers to tip the TSA agents — a federal security agency— for food and gas. The tips must be in gift cards of $10 to $20. Agents can’t accept cash. Just when you thought you had seen it all.

I was in a 2 hour briefing today on the Iran War. All the briefings are closed, because Trump can't defend this war in public. I obviously can't disclose classified info, but you deserve to know how incoherent and incomplete these war plans are. 1/ Here's what I can share:



It's actually never been cheaper to rent in Austin, TX. The Rent/Income ratio across the metro has dropped to 18.3% - the lowest on record (going back at least 20 years). Landlords are aggressively cutting rents at a time when incomes in Austin keep rising. The typical rent is down to $1,565/month. While the median income is up to $100k. Making Austin the cheapest city to rent relative to income.

Trump on oil prices: “… We figured oil prices would go up, which they will […] They’ll also come down. They’ll come down very fast. And we will have gotten rid of a major, major cancer on the face of the Earth…” The White House seems to be betting now it can end the war quickly enough that the impact of the surge in oil prices doesn’t last enough to hit the economy (and spread into other energy commodities). Let’s see.
