25 years is crazy to type out but Ron Begley Coached us like we were green berets....averaged 50+ a game. 9 D1's from this frosh class and 2 of them got cut!! Look up Jahre Cheeseman from Virginia Tech he's #2 he moved after freshman year and became All State in New Jersey. ELITE

People honestly don't understand how important a freshman football head coach is to any successful program. A HUGE reason why MV was so successful in the 90s and 2000s was because of the lower level programs setting the standard early! I think 2000-2002 MV freshman lost 1 game

So if a Trainer charges $115-$150 day rate and some are losing $ on day rate for care of horse and pay workers. Owners are getting billed roughly 4500-6k a month for horse. How does the mid level trainer survive?

My daughter was in an accident yesterday, other person's fault; it was wild getting the Life 350 notification that she was in an accident. She called about 45 seconds later. Luckily, she's okay. But she is in concussion protocol today.

Opendoor is getting attention for offering mortgage rates that look "below market" and I want to talk about it. This isn't some magic trick. It's actually pretty basic. Here's how we do it: Opendoor mortgage rates aren't marked up. The end. See, when people talk about "market rates" for mortgages, they telling you about the rates they see online from their lender, or from Mortgage News Daily, or some other source. Remember: those rates include 350 basis points of markup on average, based on self-reported data to the Mortgage Bankers Association. 350 basis points is not nothing. As a rough rule of thumb, every 100 basis points markup raises a consumer's mortgage rate by 0.25 percentage points. So, let's all acknowledge that "market rates" in mortgage reflect 350 basis points of markup, which raises a customer's mortgage rate by roughly 0.875. Opendoor changed that. Our mortgage rates are what happens when you take that markup out. It's like what E*TRADE did for stocks. In the 1980s, the market price of a stock was whatever its price was plus whatever your broker charged. It's why every broker had a different price. Today, the price of a stock is the same everywhere. So if Opendoor's mortgage rates look "below market" to you, they're actually not. The County budget has ballooned from $6.2 billion to $8.6 billion in just seven years. That's a nearly 40% increase. We don't have a revenue problem. We have a SPENDING problem. Why do most racing jurisdictions make It so difficult for owners to get licensed, and even when you get all the needed paperwork and fingerprints etc they tell you, you can’t pay over the phone. I thought we were in 2026, well we are but horse racing is still in 1976 I guess!!!

@scaling_shields It takes a little more time. Definitely did a good job listing the things. A good one has an assistant to do 80% of that. The real value comes when a transaction gets sideways. Having someone who can help navigate the issues who has done it a lot helps.

real estate agents make $2,000 an hour and nobody questions it heres what they actually do to sell your $400,000 house: - list it on a website (20 minutes) - take photos or pay someone to (1 hour) - copy-paste a description from their last listing (15 minutes) - schedule viewings you host yourself half the time (2-3 hours) - forward offers to you via email (5 minutes each) - sit in the closing meeting (1-2 hours) 12 hours of work $24,000 commission a brain surgeon makes $250/hour a top lawyer makes $500/hour your estate agent makes $2,000/hour to unlock your front door and forward your emails "but they bring buyers" no the buyer found your house scrolling zillow on their toilet at 11pm your agent didnt find them the algorithm did rightmove brings buyers redfin brings buyers zillow brings buyers your agent brings a lockbox "but they negotiate a higher price" they dont they get you the market price then subtract 6% from it you paid someone $24,000 to make you poorer than if youd sold it yourself "but the paperwork is complicated" its a PDF a real estate attorney handles every legal document for $1,000 flat thats the entire job your agent charges $24,000 for forwarding a PDF you couldve downloaded yourself the entire industry runs on one thing: fear youre terrified youll make a mistake on the biggest transaction of your life and theyre trained to weaponise that in the listing appointment "you dont want to leave money on the table" "ive seen people lose thousands doing this alone" fear is their only product not expertise not connections not negotiation fear $70 billion a year in commissions built on the idea that youre too stupid to sell something you own the average agent sells 4-5 houses per year 4 sales × $24,000 = $96,000 for 50 hours of actual work while you spend 2,000 hours at a desk earning the same amount next time an agent slides you a 6% contract just remember: you own the house the website finds the buyer a lawyer does the paperwork the only thing left for the agent to do is collect $24,000 for watching it happen
