You need an animal helping you sell your property somebody that’s obsessed with what this means and what it is. This is a broad spectrum statement that almost is never the case. It’s never been more important to work with somebody like me that can actually give you specific custom information that actually affect your product that is being sold in the current market. Anybody else is just fucking misleading you because they don’t actually know your specific product market or absorption area. I’m so fucking tired of bleacher opinions on people’s most expensive assets.

I think the housing market will depreciate 40% in the next four years. The housing market correction will affect markets differently. Here is what I forecast for individual cities. LA - down 10% Seattle - down 8% Bay Area - down 7% Las Vegas - down 60% Phoenix - down 45% Denver - down 30% Dallas - down 40% Austin - down 50% Kansas City - down 10% Twin Cities - down 12% Chicago - down 15% Detroit - down 20% Cleveland - down 10% New York City - down 8% Boston - down 5% DMV - down 10% Nashville - down 25% Atlanta - down 20% Charlotte - down 15% Tampa - down 60% Jacksonville - down 65% Miami - down 20% The snowbird and transient cities are going to get hit the hardest in the housing correction. The coastal and flyover areas will be the most stable.

Hyper niche, esoteric specific seller details that **none of us** have in front of us or possibly could know unless we have a signed legal representation agreement with that client, are irrelevant to what I said. Yes, things can happen in negotiations, but to say for a decade? Doomer vibes. Does not reflect the macro economy. It’s just one listing.

@BarryRoland19 Florida haha. Housing supply is higher so institutional big box rental funds/companies are screwed. 2 months free 3 sometimes $8,000 I’ve seen in incentives with zero move in cost making monthly 1-2 bedrooms 800-1200 sqft average 1100 a month.
