@DonaldBestCA Thank you for your service. LA Times is now one of the honest news outlets, now owned by Dr Patrick Soon-Shiong, who seems to be dong things for the right reasons.

I overheard doctors plotting to let a young woman die - so they could harvest her organs. Toronto General Hospital - Summer 1980. I was a 26-year-old uniformed constable with Toronto Police 52 Division. What happened next probably saved her life. 🧵(1/9)

I was there yesterday when Spain went dark. It took less than an hour for panic to set in. Cash became, surprisingly, worthless. Here’s what actually happens when the systems break: 🧵

VERY disturbed (but not surprised) to see reports of my NDP opponent busing in activists from Victoria, to "protest" outside my office in Campbell River. EVEN MORE outrageous, this "protest" was being advertised and supported by anti-forestry groups - even though forestry is the bedrock of so many North Island communities (including Campbell River). I will always support our incredible resource sector and workers - the Liberals and NDP will not!

🏡 Is the Bank of Canada's Rate Cut Enough? 🏡 The recent 50-basis-point policy rate reduction to 3.25% might seem like relief, but is it enough to tackle soaring municipal permitting costs, stalled developments, and a volatile rental housing market in Toronto, Calgary, and Vancouver? “ Today, Statistics Canada reported that GDP per capita (personal income) has declined AGAIN, for six quarters in a row; eight of the last nine. Incomes are at the same level as ten years ago - no income growth for Canadians in a decade. There is a $33,000 gap between Canadian vs. American incomes (source: IMF). Our national GDP grew at a tepid 1%, well below the Bank of Canada's forecast 1.5%. The US posted 2.8% growth. Alberta's unemployment rate hit 7.5% in September, the second highest in Canada. How much is due to federal government policies that discourage investment and productivity, raise taxes, and blatantly try to crush our biggest industry? Half a trillion dollars of investment have already fled Canada for the US under Trudeau. Economist Trevor Tombe predicts that if the US slaps a 25% tariff on Canadian goods, our GDP could take a 2.6% hit. Does this government have a plan for economic survival?” -Greg McLean

Funny Friday Video Release: In "Gamifying Tenant Behaviour: RentPERKS BETA Step 4," RentPERKS introduces a revolutionary approach to tenant relations and asset monetization. This phase tests gamification strategies, using rewards to promote on-time rent payments, property care, and clear communication, benefiting both tenants and landlords. How It Works Gamification integrates game-like elements—rewards, scores, and incentives—into tenant management. Tenants earn points for: Paying rent on time, ensuring steady landlord cash flow. Maintaining properties, reducing landlord maintenance costs. Effective communication, speeding issue resolution. Lease compliance, fostering trust and tenant accountability. Testing Goals and Metrics Key performance indicators (KPIs) include: On-time rent payments: Tracking the effectiveness of rewards on punctuality. Property condition: Monitoring if incentivized care lowers maintenance costs. Tenant satisfaction: Analyzing lease renewal rates. Landlord revenue: Measuring increases in NOI (Net Operating Income). Testing Steps Reward System Deployment: Points are earned for behaviors like paying rent early or timely inspections, redeemable for perks (e.g., discounts, gift cards). Behavioral Analytics: Data tracks tenant trends in payment, maintenance, and app engagement. Feedback Loops: Input from tenants and landlords refines the program. Optimization: Adjustments ensure ease of use and impact. Opportunities for Improvement Testing identified areas for enhancement: Expanded Rewards: Tailor options to tenant preferences, such as childcare services or gym memberships. Enhanced Communication: Upgraded app messaging tools for faster issue resolution. Financial Education: Financial literacy tools to reduce late payments and foster loyalty. Social Recognition: Leaderboards or badges create competitive motivation. Monetizing for Capital Improvements Gamification enhances property value by improving tenant behavior, driving these benefits: Lower Costs: Reliable rent payments fund upgrades like energy-efficient appliances. Higher Asset Value: Well-maintained properties with satisfied tenants boost market appeal. Premium Tenants: Innovative management attracts higher-paying tenants. Conclusion RentPERKS’ gamification model transforms tenant relations and property management. By incentivizing positive behaviors, this BETA phase fosters satisfaction and profitability, setting a new industry standard. youtu.be/PtHMMGongTk hashtag#Gamification hashtag#TenantBehavior hashtag#RentPERKS hashtag#PropertyManagement hashtag#RealEstateInnovation hashtag#TenantIncentives hashtag#OnTimePayments hashtag#RentalRewards hashtag#DigitalPropertyManagement hashtag#PropTech hashtag#RealEstateTech hashtag#LandlordSolutions hashtag#TenantSatisfaction hashtag#RentalMarketTrends hashtag#SmartRenting hashtag#TenantRetention hashtag#PropertyCare hashtag#LandlordLife hashtag#RealEstateInvesting hashtag#MultifamilyHousing hashtag#RentalPropertyManagement hashtag#PropertyInvestments hashtag#RealEstateROI hashtag#SustainableHousing hashtag#RentalPropertySuccess hashtag#SmartLandlord hashtag#DigitalRentals hashtag#HousingInnovation hashtag#RentalRewardsSystem hashtag#TenantRelations

@AlphaWhitti Always. SFR margins are challenged by minor ebbs and flows, imagine the impact on developers and builders who project 18+ months with “expected” revenues.

@TPropertyFellow Good overview on the financial considerations. However, that stability requires the revenue to generate. So much depends on the who that is placed into your model.

Self-Managing Investors -The cycle: 1. Negotiate against oneself losing avg $1-3,000/annum; bad-tenant placement risk $3-8,000 and, as you eluded to above… structural vacancy (requirement to pay debts in unoccupied times) which cause motivation for 1. Hence, SFR on avg (N.A.) trade every 7 years.
