When Politics Kills a Deal… and Creates a Better One Back in 2000, I got a call from the owners of several hotels in NYC. They controlled a block-through development site with 125 feet of frontage on 75th Street and 150 feet on 76th Street. By New York standards, this was a big piece of land. The site was being used for laundry facilities servicing their hotel portfolio. There was just one issue. The zoning. This block, along with the one just to the south, had low-density zoning that was completely out of sync with the surrounding neighborhood. Everything around it supported high-density residential development. This did not. The ownership group believed that by partnering with an established residential developer, they would have no issue getting a variance approved. They were wrong. What they did not know was that a major property owner nearby was a significant donor to the local politician who controlled zoning variance applications. The application was denied. Just like that, the residential development plan was gone. Now they had a large site with very limited residential potential. Under the existing zoning, only 12,500 square feet of residential could be built. On the other hand, 148,000 square feet of community facility space was permitted. They asked us what the highest and best use was. We immediately focused on users. Hospitals were active in the area. Schools were everywhere on the Upper East Side and many were operating in smaller buildings that could not accommodate gyms, auditoriums, or modern facilities. We targeted those users. Ultimately, we sold the property to Lycée Français de New York, which was consolidating from six locations into one state-of-the-art campus. There was one more twist. Another school entered the process and competed aggressively, pushing the pricing beyond expectations. The property closed on February 8, 2001 for $25,600,000. Here is what one of the sellers had to say: “Bob Knakal said he would find a user to purchase our development site, and he found two. The bidding war got us a price above our collective anticipation. Bob and his team did an outstanding job!” – Daniel Denihan, Manhattan East Hotels The takeaway is simple. When the original plan no longer works, you need to pivot quickly and identify the buyer pool that fits the reality of the asset. In this case, the right buyer was not a developer. It was a user.

Let’s Talk About Rock Science... Most brokers think they’re in a sales business. They’re not. They’re in the data business. The discipline business. The relationship business. During the pandemic, I was working out of my country house and started noticing something…I was making more calls than ever. 80, 100, sometimes 120+ connections per week. Why? No interruptions. No “stop and chats.” Just focused effort. It taught me something profound: We're capable of more. A lot more. People call them “cold calls.” But they’re only cold for the first year or two. If you're doing this right, you're calling the same people over and over again. You’re building a pipeline, not just chasing listings. Let me put it another way: If we all moved to Iceland tomorrow to start a rock brokerage firm...we’d: → Find everyone who owns rocks → Find everyone who buys rocks ↳ Analyze the rock market ↳ Get hired to broker those rocks Same exact thing applies to buildings in NYC. Your database should be 1,000–1,200 people. On average, those people own 7–10 buildings each. That’s 7,000–10,000 assets. Turnover? Roughly 2.6%. That’s 260 transactions per year. You want 20% market share? That’s 50 deals/year. You do that, and you’re making millions. But, most brokers don’t think this way. They chase the shiny object. The hot deal. The shortcut. Success in this business isn’t about chasing. It’s about compounding. Relationships, effort, time. So stop treating cold calls like cold showers. Start building a system.
