I need help! If a homeowner had water damage (roof leak, water in ceiling and walls) from hurricane Milton, has an insurance adjuster come out, and the adjuster called it "flood damage" (they don't have flood insurance), what options do they have? how do they save their home?

Recently met a stranger that knocked on my door wanting to buy land going to sheriffs sale behind my house, I told him I was interested in bidding on it as well because it’s 20 acres added on to my property. He just wanted mineral rights and not the land but the rights had already been leased, which we found out later. We bullshitted for a bit and agreed it would be best not to bid against each other and one of us end up overpaying, so I gave a price I’d be willing to pay him for the land if he won the auction and we shook hands. Now I know what you’re thinking, no way you just trusted a complete stranger over a handshake you’ve known for 5 minutes, but honestly it was the best choice as it was landlocked vacant land with no housing or utilities that you generally cannot mortgage and would have to pay cash for. He won the auction and texted me immediately after, told me to come to the office and let’s get the paperwork done. I went to the office to meet him and his partner, the second I looked at the paperwork I saw the price, it was what we agreed upon on my back porch. I looked at him and straight up said: “I’m actually speechless right now, I feel like it’s really hard to find people you can actually take at their word these days and I truthfully didn’t know what was gonna happen” So, I signed the paperwork, cut a check and now own 20 more acres connected to my house. That’s not the point of this though. I’ve been streaming for a long time, and one of the things the veterans of this industry taught me early on was to make sure I was investing outside of streaming whatever it may be. I decided that was going to be real estate and rentals. I didn’t leave after I signed the paperwork, I mentioned I wanted to work with them to acquire more foreclosed properties and that I’d be willing to compensate them for their help any time they did. Not only was I able to add value to my home and grab some land to play on, but now I have a great connection that’s already being utilized to grow my other business outside of streaming. To those of you who grow this year or those of you who are experiencing things like the KCIP and brand deals, think about your future outside of streaming. This shit isn’t forever, skip the clothes and fancy things if you don’t really need them. Be smart now so that you can make money while you sleep for the future.
