The real estate landscape is a rapidly evolving one and having regulations that grow with it is critical to public protection and resilient growth in the sector. Inventory challenges persist also in farmland. Saskatchewan once had around 800 farms listed on our MLS system, but that number has fallen to roughly 200. Farmland values across Canada rose by an average of 9.3% in 2025, extending a more than three-decade-long upward trend, according to a new report from Farm Credit Canada.

Saskatchewan reported 1,256 residential home sales in March, a one percent year-over-year decrease, but still nearly 10 percent above long-term, historical averages.

Saskatchewan’s housing market entered the spring season under increasing pressure, as persistently low inventory levels drove benchmark prices to a new record high and continued to challenge housing affordability across the province.

This marks a new journey for members as this asset evolves into a successful for-profit corporation. While new experiences can bring uncertainty, I encourage our real estate community to focus on our potential and future. Embracing this journey means acknowledging that mistakes may happen and healthy tension may arise, but it is essential for business growth to keep our eyes on the future, and to be competitive. I also challenge the REALTOR.ca board to strategize on how to bring their community along through this growth. It's an exciting time, and we're here for it. Saskatchewan reported 712 home sales in January, extending the province’s streak of above-average sales to 31 consecutive months. Inventory remains nearly 50 per cent below the 10-year average, underscoring that demand continues to outpace supply across much of the province.

Saskatchewan’s housing market entered 2026 from a position of strength, stability and affordability, standing in contrast to slowing conditions reported in several major Canadian centres.

At the same time, supply remains the key challenge. Saskatoon enters 2026 with just over two months of inventory and listings sitting well below historical averages. If demand in 2026 mirrors what we saw in 2025, more homes will be needed to keep pace.

Saskatoon continues to stand out as one of Saskatchewan’s strongest housing markets. December activity remained well above long-term trends and capped off the second-strongest sales year on record for Saskatchewan.

Strong December activity capped off the second-strongest sales year on record in Saskatchewan, with 16,218 sales across the province in 2025, up one percent from the 16,119 sales recorded in 2024.

Strong December activity capped off a year defined by sustained demand, tight supply and continued confidence across the province. Saskatchewan reported 792 home sales in December, a near three percent increase year-over-year and well above the 10-year average for the month.
