I really like the bill being introduced today by backbench MPs to create a system of 'street votes'. It provides a route to increasing housing supply through gentle increases to density, while preserving green space & reducing transport emissions. telegraph.co.uk/politics/2021/…

@michaellondonsf Then whatever is left of the affordable requirement (half of it in this example) should be distributed according to local policy BUT favouring affordable rented before all else.

@michaellondonsf Say you have 100 dwellings and a 20% affordable requirement… 10% must be affordable market sales (10 units); and 25% of the 20% (5 units) must be First Homes. So you have 5 First Homes to meet that requirement, and still need a further 5 to meet NPPF 10%

Trying to figure out the best way to explain First Homes and how they relate to other affordable housing tenures, including the 10% discount market sale requirement, to members. Anyone seen any good visual representations?

@michaellondonsf I was referring to the NPPF para 65 requirement to have 10% of the total dwellings as affordable home ownership products.

Thinking about sending a personal response to the white paper consultation saying all the things I wasn’t allowed to say on behalf of my employer. Checked my notes though and it’s just the phrase “this is a joke, right?” over and over again.

@SecretTCplanner I had thought similar approach is beneficial (though I guess you are half joking 😅) The issue is that there is inequity in some places having GB and others not. In CPH they have green fingers in thier 50 year plan.

@PeteJBadger I think a lot of it comes down to human nature though doesn’t it? People are only really motivated to comment on things if they have strong views one way or the other. And the bar seems to be a lot lower if those views are negative.
