💜 As we continue to celebrate Women’s History month, we’re shining a spotlight on Lindsey Ancona, Vice President of Inspire.   ❓Can you share a bit about your professional journey and how you arrived at your current role at Silverstein Properties?   🔵 Nearly 14 years ago, I joined Silverstein Properties as a receptionist in the residential portfolio in Midtown, fresh out of college after graduating magna cum laude with a degree in psychology. At the time, my plan was simple: work for a year, save some money, and return to school for my master’s degree during a turbulent job market.   But somewhere along the way, I fell in love with real estate—the people, the clients, and the fact that no two days are ever the same. What started as a short stop became a career path I never anticipated.   Today, as Vice President of Inspire at Silverstein Properties, I’m proud to oversee a talented, diverse, and dynamic team. My journey is a reminder that careers don’t always follow the plan we write for them—and sometimes the unexpected path is the most rewarding one. ❓What does Women’s History Month mean to you? Why do you think celebrating Women’s History Month is important?   🔵 Women’s History Month is an opportunity to reflect on the women who came before us and made it possible for so many of us to pursue careers, leadership roles, and opportunities that were far less accessible just a few generations ago. Working in the real estate industry—an industry that has historically been male-dominated—I’m reminded of how important it is to continue recognizing and supporting the progress women have made, while also encouraging the next generation of women to see themselves in these spaces.   For me personally, much of that inspiration comes from my grandmother. She was a single parent in the 1940s and worked to support her family at a time when that was far from the norm for women. Her resilience, independence, and determination laid the foundation for the opportunities that women like me have today.   Celebrating Women’s History Month is important because it not only honors those stories and sacrifices, but it also reminds us that progress happens because of individuals who push forward despite challenges. I’m grateful to be part of a generation that can continue building on that legacy and hopefully inspire others along the way. ❓Looking back, what is one piece of advice you would give to your younger self?   🔵 If I could talk to my younger self, I would say: it’s okay if your journey changes. The degree you start with doesn’t have to define the rest of your life. The skills you learn—understanding people, communicating, problem-solving—can take you in directions you never expected.

March is International Women’s History Month, a time to recognize the pioneering women who have challenged barriers and influenced industries, movements, and communities. This past Sunday, March 8th, the world also observed International Women’s Day—a global celebration that highlights the social, economic, cultural, and political achievements of women while also calling attention to the work that remains in advancing gender equity.   Our first spotlight features Michiko Ashida, Senior Vice President of Design, as she reflects on her professional journey, the experiences that have shaped her leadership, and the importance of representation and opportunity for women in architecture, engineering, and construction.   ❓ Can you share a bit about your professional journey and how you arrived at your current role at Silverstein Properties?   🔵 My professional journey began at Robert A.M. Stern Architects while I was studying architecture. During that time, I had the opportunity to experience Bob Stern’s design process firsthand. Much of the work was still done by hand—tower massing and zoning studies were often explored with clay models, and elevations were drawn manually. I worked there every summer and winter break for three consecutive years and learned an incredible amount. His approach of drawing from historical precedents in contemporary design also sparked my interest in historic preservation.   After graduating, I joined a small five-person firm focused on historic preservation projects across New York City, primarily cultural institutions, including several Brooklyn Public Libraries. That experience deepened my appreciation for the craft, detail, and legacy of the built environment. After about five years, however, I began to miss the scale and complexity of the larger projects I had been exposed to earlier in my career.   I began exploring opportunities at larger firms and was fortunate to interview with Guy Punzi at Skidmore, Owings & Merrill. I joined SOM and worked on high-rise projects in New York and internationally, gaining exposure to the scale and complexity of major urban developments. Some of the most valuable lessons of my career came while serving as a field architect on 270 Greenwich Street, now home to 101 Warren, 55 Murray and the Whole Foods - just up the street! Being on site required constant coordination with contractors and project managers and quick problem-solving in real time. At the time, I was often one of the very few women on the construction site, which meant I had to be especially assertive, responsive, and prepared to earn the respect of superintendents and construction managers. That experience shaped my approach to leadership and collaboration and ultimately guided my path toward design and project leadership roles.   Today at Silverstein Properties, I draw on more than two decades of experience delivering complex building projects and guiding the design and delivery process from concept through construction. My work has included projects across the World Trade Center campus, including 4 World Trade Center and 3 World Trade Center, and now 2 World Trade Center. Being part of the rebuilding and completion of the World Trade Center is deeply meaningful to me as a New Yorker. Contributing to the final piece of a site that carries such significance for the city is both a professional privilege and a personal responsibility. ❓What does Women’s History Month mean to you? Why do you think celebrating Women’s History Month is important?   🔵 Women’s History Month is an opportunity to recognize the contributions women have made across industries and to reflect on the progress that has expanded opportunities for future generations. In fields like real estate development and construction—where women have historically been underrepresented—it is especially meaningful to acknowledge those who have helped pave the way. I’m also encouraged by the growing number of women working across architecture, engineering, and construction today, particularly at large construction firms where representation has historically been limited. Celebrating Women’s History Month highlights these achievements while encouraging the continued growth, visibility, and leadership of women in the built environment.

For our next Black History Month Spotlight, Chief Human Resources Officer Debra Hudnell reflects on her approach to life through the powerful words of Maya Angelou:   “If you don’t like something, change it. If you can’t change it, change your attitude.”   Debra is the first African American executive at Silverstein Properties. She develops, implements, and oversees human resource practices that support a balanced, values-driven program across the company’s departments and properties—grounded in integrity, respect, and collegiality. Her leadership has earned well-deserved recognition. In 2016, The Network Journal named her one of the 25 Influential Black Women in Business, and in 2020, she was featured on Crain’s New York Business list of Notable Women in Talent Resources. We are proud to celebrate Debra’s leadership, impact, and continued contributions, as well as her unwavering commitment to advancing diversity, equity, and inclusion across our organization.   ❓What does Black History Month mean to you?   🔵 Black History Month is a time to celebrate the culture, talent, and wisdom of the Black community. I embrace it as a way to honor the accomplishments—past, present, and future—of Black, African American, and Afro-Caribbean individuals making positive impacts in the world.   ❓Why do you think celebrating Black History Month is important?   🔵 Black history has too often been overlooked, minimized, or reduced to a few well-known moments. Celebrating Black History Month creates space to recognize the depth, impact, and lasting contributions Black individuals have made—and continue to make—in every part of society.   It’s also an opportunity to broaden the narrative. While iconic moments are important, there is so much more history, innovation, leadership, and influence to learn from. Ultimately, Black history shouldn’t be highlighted for just one month—it should be woven into how we understand and teach our shared history year-round.   ❓Why does diversity matter in the workplace, especially in commercial real estate?   🔵 Diversity matters because every person brings something unique to the table. At Silverstein, we know that recognizing and valuing those differences helps us build stronger teams, a better reputation, and more opportunities for everyone. In commercial real estate and development, the industry has historically lacked diversity at senior levels. That’s why inclusive leadership, equitable access to opportunity, and a supportive culture are so important. By prioritizing mentorship, accountability, and career development for talented individuals from all backgrounds, companies can help everyone thrive while driving stronger business outcomes.   ❓How has mentoring shaped your journey, and why do you believe it’s essential to developing the next generation of leaders?   🔵 Mentoring has been both a privilege and a responsibility throughout my career. I’m passionate about speaking with high school and college-bound young women—particularly girls of African American and Hispanic heritage—to help build their confidence and support their personal and professional growth. I want to provide encouragement, exposure, and direction that can spark momentum early on. During my time at Silverstein, I’ve benefited from meaningful mentorship myself, including personal and professional coaching that has helped shape my leadership perspective. Today, I’m proud to mentor several bright rising leaders within the organization. It’s critical that we intentionally support emerging Black women and men leaders—ensuring they gain the insight, access, and connections necessary to step into larger roles and continue advancing their careers.

The final piece of the World Trade Center is coming!   Scheduled to open in 2031, 2 World Trade Center will be the global headquarters of American Express, an iconic company that has called Lower Manhattan home for 175 years. Designed by Foster + Partners, the two-million-square-foot building will feature more than an acre of outdoor space, with several greenery-filled terraces and gardens, and sweeping views of the Manhattan skyline.

Celebrating Black excellence is not limited to one month—it is part of our ongoing responsibility to uplift voices, recognize impact, and advance a more equitable future for all.   Today, we spotlight Zxenia Garrett, Property Coordinator. Following the sale of 1177 Avenue of the Americas, Zxenia transferred to the Property Management Office at 4 World Trade Center, where she continues to make a meaningful impact through her dedication, expertise, and commitment to supporting tenants and colleagues alike. Read our full interview below:   ❓Can you tell us a bit about yourself and your role at Silverstein Properties? 🔵 It has been almost 19 years since Silverstein Properties acquired me through the acquisition of 1177 Sixth Avenue in 2007. After nearly two decades, I still feel very fortunate to be part of the company. I’ve had many SPI colleagues who have helped me along the way, including Bill Dacunto, Debra Hudnell, Carolina Tejada, the recently retired Tony Lifrieri, Monica Poveda, Yvette Wright, Valerie Nieves, and of course, Brian Smith—just to name a few.   My role with the company has evolved over time, starting as a receptionist in 2007, then moving to Tenant Service Coordinator, and now serving as Property Coordinator at 4 World Trade Center. I am responsible for, but not limited to, tenant notifications, recycling compliance, rubbish removal, electronic waste billing, and disposal. I pride myself on ensuring that tenants are not only satisfied but pleased with SPI’s response time and the service provided. Life’s journey is much easier when you love what you do and the environment you work in. Coming to work each day with an attitude of gratitude has taken me a long way.   Personally, my wonderful husband of nearly 40 years, my four siblings, and soon-to-be eight grandchildren (August is due in February) are my life. The moment you realize your family is there for the good, the bad, and the ugly, you truly appreciate and receive the gift of their presence with joy. My granddaughter is trying to convince me to go to a nightclub with her and her sister. To encourage me, she said, “Grandma, they won’t even card you.” I’m not sure how that helps her case, but I appreciate the invite! The same granddaughter is attending culinary school, but somehow, it’s still my job to make dinner when they come over.   ❓What does Black History Month mean to you personally? 🔵 It’s a great opportunity to introduce some and remind others of our rich culture and history. Black History Month reminds me that we have come a long way as a people, but still have a long way to go. When Black history is celebrated like any other history and no spotlight is necessary, that will be amazing. When there is no longer a sentence that starts with, “He/She is the first Black/African American to…”—that will truly be a cause for celebration.   ❓What is a meaningful family tradition that has been passed down to you, and why is it important for you to continue it? 🔵 My family has always served our community through the church—whether it’s food pantries, soup kitchens, or coat and clothing drives. We also collected toys for the church holiday “Angel Tree.” Since COVID, most churches have seen a huge drop in attendance. The focus has now shifted toward fundraising efforts. Members aren’t showing up the way they did before COVID—much like commercial real estate, we may never reach those levels again—but the need is still there. I enjoy meeting people and building friendships through these events.   ❓Is there a moment or event in Black history that has shaped your life or career in a significant way? 🔵 There are several moments, but these two come to mind. The first was Thursday, April 4, 1968. I was 9 years old when the news of Martin Luther King Jr.’s assassination reached the masses. The pain was palpable. Secondly, Tuesday, January 20, 2009—Barack Hussein Obama was sworn in as the 44th President of the United States. At this time in my life, I don’t believe anything will ever again capture the emotion and pride we felt and displayed openly as Americans. Both events shaped me for a lifetime of service and kindness to others.   ❓Do you have any favorite Black-owned restaurants or food spots you’d recommend? 🔵 Yes! I love Peaches’ Hot House in Bedford-Stuyvesant, Brooklyn, and Chocolat in Harlem. I wish I could recommend an old favorite (Jezebel’s), but they’ve closed. It was opulent—velvet drapes, antique Baccarat chandeliers, and unique mismatched vintage china serving plates and dishes, probably from Alberta Wright’s (owner) vintage store.   ❓Do you have a favorite book, movie, or song that celebrates Black culture or history? 🔵 One of my favorite books (and there are many) is Maya Angelou’s I Know Why the Caged Bird Sings. It explores Maya’s early life and her experiences with racism in the South. I had the privilege of meeting Maya, along with Nick Ashford and Valerie Simpson, at a book signing in Lower Manhattan years ago. What a wonderful moment—three icons in one place.   Recently, I read The Personal Librarian, a historical fiction about J.P. Morgan’s personal assistant who concealed her identity to become a powerful figure in the art world.   My favorite song is an old spiritual hymn written by Horatio Spafford, a Chicago attorney. After losing his young son to scarlet fever in 1873, he sent his wife and daughters on a cruise to Europe. Their ship collided with another in the ocean, and sadly, his daughters perished; only his wife survived. While en route to meet her after the tragedy, he penned the well-known hymn “It Is Well with My Soul.” Before any critics respond—yes, I know he was European. It doesn’t matter. The song is a gift to everyone who will receive it.
