Montgomery County and Silver Spring follow the broader Mid-Atlantic 'slowdown' but there are local nuances. Regionally there has been a 10% decline in Showings as compared to this week last year.
Market pace: Homes in Silver Spring taking avg 29 days on market is about 4 days slower. This matches the regional trend. Overall inventory is up and buyer demand has cooled slightly.
However, more affordable parts of Montgomery County with strong Metro access, like much of Silver Spring, benefit from the "more affordable markets still seeing price growth".
Bottom line for Silver Spring: Expect more choices and slightly longer selling times, but prices are holding relatively firm in lower priced, transit-oriented spots like much of Silver Spring.
It's the higher-end areas that are seeing more pressure downward.
