A broker brought us in during due diligence on a commercial acquisition. Here’s what we found by The roof was fine. Good news. The parking lot needed a crack seal, seal coat, and re-stripe. We had bids in hand before the buyer had to ask. The HVACs were a different story. Over 30 units needed a complete overhaul. We didn’t just flag it. We called our contacts, got competitive bids, and handed the buyer a real number before they closed. That’s the difference between walking into a deal blind and walking in with eyes wide open. Due diligence isn’t a checkbox. It’s knowing who to call, what to look for, and how to turn findings into real numbers the buyer can negotiate with. Got a voicemail this week from a potential client looking for help with her office space. First instinct for most PMs? Take the meeting and figure it out. My instinct? She needs a leasing agent, not just a property manager. So I picked up the phone and called one of the best office brokers I know. Told him what I heard. He said, sounds like she needs both of us. So tomorrow we’re walking into that meeting together. No ego. No territorial nonsense. Just two people who know their lane showing up for a client who deserves the right team. That’s how this is supposed to work. Brokers and PMs aren’t competing. We just onboarded two properties for a 1031 client. Two more are under review. On one of the properties something didn’t add up. The marketing materials said it was a true triple net lease. The actual lease said something different. Expenses advertised as passed through to the tenant weren’t actually passed through. I flagged it immediately to the broker and the owner. From there it went one of two ways depending on the deal Some owners walked. Smart move when you want clean NNN income with no surprises. Others stayed, because the lease was expiring soon and they saw an opportunity to restructure it correctly on renewal. Either way they made the decision with the right information. That’s what due diligence actually looks like. Not just a checklist. Someone who reads every lease and tells you the truth before you’re locked in. Your broker deserves that partner. A broker sent me a lead last week. I jumped on a call with the owner, pulled the rent roll, and immediately saw a problem. Every unit was under market. I didn’t call the owner back first. I called the broker. “Hey have you seen this rent roll? Your client is leaving serious money on the table. You need to know this.” That’s the job. Not just managing properties. Being the person in the room who catches what everyone else missed and making sure the broker looks like a genius for bringing us in. The best broker partnerships aren’t transactional.
