Here is what I said: You’re not buying a bond; you’re buying a living asset. Day‑one cap vs. loan rate matters for twelve months, while rent growth, amortization, tax shields, and irreplaceable Los Angeles dirt compound for decades. Even with 6 % debt, after‑tax cash yield + principal pay‑down already clears 8 %. Add 3 % rent growth and a mid‑cycle refinance, and you’re north of 11 % IRR on an asset class that protects you against both inflation and domestic‑currency risk. That’s why sophisticated capital still pays a 5 % cap today. What do you think?

@TeamRuss24 @kdre__ That was college and one was a FCS NFL different ball game. I’m not saying he’s not gonna be good in the NFL I’m stating why nobody took him first round. It’s not bc of who he is his dad was worse lol and they still took him it’s just bc they didn’t trust it

@BoogieWatkins @kdre__ He changed two college programs around already Colorado was 1-11 before he got there and both years had them ranked. He’s the most accurate and the most cerebral QB in draft. Watched every game, he’s not getting drafted because of who he is not his talent.

No matter how nice of a person you are, you’re going to encounter people who are hard to get along with. How you handle difficult people will determine how high you will go. The Scripture says, “You overcome evil with good.”

Quit being discouraged because something didn’t work out the way you wanted. Don’t live frustrated because somebody left that you wanted to stay, a door closed that you wanted open. God knows what He’s doing. He has your best interest at heart.

Quit worrying about who’s ahead of you and how it’s not going to work out. God can quickly change things: quickly promote you, quickly heal you, quickly free you.

It looks too hard, but if you’ll take that step of faith, you’ll discover that God has gone before you. He’s going to cause things to fall into place. It’s going to be easier than you think.

Understand that every time someone says “it can’t be done” it’s because they personally have been unable to do it It has no bearing on whether or not it’s actually possible (it almost always is)

Your gift may seem ordinary, but it’s not so much what you have. It’s the anointing that God puts on it. When God breathes on it, you’ll defeat a giant twice your size. You’ll be promoted beyond your talent. You’ll go places where you weren’t qualified.
